Assistant Purchasing Manager - New Home Construction

The Purchasing Manager is responsible for the Purchasing duties of the entire Houston Market, including sourcing, procurement, negotiating and executing agreements with vendors and contractors to support the companies home building division. This Purchasing Manager will report to the Purchasing Director, based in Dallas, Texas.This role is considered a career role within our organization.
Responsibilities
• Manage material and production takeoffs, estimate plans and documentation.
• Solicit bids from qualified vendors/subcontractor consistent with project requirements
• Obtain written bids for all quotations including production, bid concessions and model home discounts.
• Contract review and/or preparation and negotiation, contract administration and adherence to company policies and legal requirements and compliance.
• Assist construction team with the management of contractors and vendors.
• Update scope of work as needed, pricing, and specs.
• Create, compile and maintain an organized and accurate cost database
• Conduct budget reviews to ensure costs are tracking project guidelines
• Review spending variances and engage in pricing improvement
• Execute strong cost controls and reporting
• Prepare and distribute all onsite bid sheets and packages, including latest architectural plans, consultant reports, cover letter with bid due date, standard trade requirements, list of options, specific trade requirements, and sequence sheet
• Manage and issue change orders from Project Managers.
• Provide professional, helpful and courteous interaction with all Trade Partners, Field Superintendents.
• Performs other duties as assigned
Knowledge
• Experience in Homebuilding or Construction related Purchasing is preferred.
• Experience with Buildpro/Brix Homebuilding Software and/or purchasing software a plus
• Must have knowledge of Microsoft Suite including Excel, Word
Skills and Abilities
• Extremely well organized, able to multi-task and prioritize
• Attention to detail and persistence in follow-up
• Strong sourcing and supply chain skills
• Strong numeric and estimating skills
• Intermediate software skills
Education & Experience
• Bachelor’s degree in Business, or other related field; experience in lieu of degree may be accepted
• 2+ years purchasing experience required
• Experience in home building
