We are seeking a experienced Assistant Property Manager. Person must be a self starter, take initiative, be responsible, independent and take ownership of their work.
Overview
The Assistant Property Manager position is responsible for assisting the Property Manager in the day-to-day management of our portfolio of rental properties including; property oversight, leasing, tenant relations, maintenance & repairs, and construction. The Assistant Property Manager responds to tenant requests in accordance with the lease agreement and assuring compliance with all provisions.

Specific Duties include but not limited to;
Assist in coordinating tenant move-ins
Assist in conducting tenant move-out inspections
Assist in initiating contracts and administering all necessary services to maintain the property
Respond and assist to resolve tenant requests/problems positively and promptly
Assist in maintaining lease files per company policy
Assist in preparing and issuing monthly rent statements
Draft correspondence as necessary to administer lease provisions including all notices, defaults
Assist in obtaining bids, contracts and monitoring qualified contractors for all construction projects including capital repairs and tenant improvements
Post cash receipts into company accounting software
Assist with preparation of monthly financial reports and annual property budgets
Assist in routinely visit properties and conduct inspections to ensure upkeep of property
Additional responsibilities as required by the Property Manager to effectively manage the properties
Maintain high occupancy rate.
Meet income and budget goals
Prepare and process lease agreements
Select qualified tenant
Collect security deposits and rent
Enforce terms and lease agreements
Resolve tenant issues and manage eviction proceedings
Negotiate contracts with vendors, schedule maintenance and repairs
Inspect property and resolve maintenance issues
Work with property manager and owners
Coordinate with maintenance personnel
