    Job Description

    The BOYL Building Consultant manages the pre-construction process for Build On Your Lot (BOYL) projects, ensuring compliance with all regulations, accuracy in plan modifications, and consistency in pricing. This role works closely with sales, purchasing, engineering, and drafting teams to deliver precise, cost-effective, and compliant home designs.

    Key Responsibilities:

    • Pre-Construction & Redraw Management: * Oversee redraw process prior to initial agreement. * Review plans for accuracy and compliance with deed restrictions, municipal codes, and requested modifications. * Track redraw counts and related charges; set priority order for drafting.
    • Pricing & Option Management: * Maintain BOYL option pricing (B-options, foundations, custom changes). * Prepare pricing for full custom homes, custom changes, foundations, and drainage designs.
    • Home Site Review: * Confirm pad preparation, bid accuracy, and attend site visits to validate foundation type and costs. * Review Site for all utilities, driveway, and drainage needs.
    • Engineering Oversight: * Review soils tests, elevation certificates, and surveys to recommend foundation designs. * Coordinate and review drainage plans with sales and buyers. * Assess framing changes, truss profiles, windstorm requirements, and related costs.
    • Permitting & Compliance: * Address permit rejections and HOA requirements with sales. * Resolve estimating questions during the pre-start phase.
    • Continuous Improvement & Vendor Relations: * Conduct annual break-check reviews with Purchasing. * Cultivate trade relationships for competitive pricing. * Source and evaluate new draftsmen and estimators.
  • Qualifications

    Qualifications

    • Strong knowledge of residential construction and building codes.
    • Experience with plan review, foundation design, and site cost evaluation.
    • Proficient in estimating, pricing, and vendor management.
    • Excellent communication, organization, and problem-solving skills
