Our client is seeking a high-performing Business Development Manager to drive new commercial landscape maintenance revenue in the Cleveland, OH area.
This is a hunter role focused exclusively on establishing new commercial maintenance relationships. They will build a target prospect list, generate qualified opportunities, and close profitable, recurring agreements that align with our long-term growth and market share strategy.
This role does not manage existing relationships. It is responsible for new logo acquisition and a clean handoff to the Account Management team.
Primary Objectives:
- Generate $1.5M+ in new annual commercial maintenance contracts
- Attach snow services attachment where applicable
- Maintain margin discipline aligned to company standards
- Build a sustainable commercial pipeline in the Columbus market
Key Responsibilities:
1\. New Commercial Revenue Generation
- Identify and prospect commercial property managers, facility directors, HOAs, industrial and retail properties
- Develop strategic vertical targeting plans within the market
- Lead site walks, scope reviews, and proposal presentations
- Negotiate and close multi-year maintenance agreements
- Prioritize recurring revenue over one-off work
2\. Pipeline & Performance Management
- Maintain accurate CRM tracking of all opportunities
- Maintain 3-5x pipeline coverage relative to bookings goals
- Track and improve
- Win rates
- Sales cycle length
- Gross margins
- Meet or exceed weekly activity and booking expectations
3\. Strategic Market Development
- Build referral relationships with commercial real estate brokers and managers
- Actively participate in relevant industry and community organizations
- Identify competitive displacement opportunities
- Provide market intelligence feedback to leadership
4\. Sales Process Discipline
- Qualify decision makers and budgets early in the process
- Ensure scopes meet margin thresholds before submission
- Execute structured contract handoff to Account Management upon close
- Support smooth onboarding of new accounts
Required Qualifications:
- 5+ years of B2B experience
- Demonstrated success of closing $1.5M+ in annual revenue
- Strong prospecting and new business development background
- CRM discipline and metrics-driven
- Strong negotiation skills with margin awareness
- Self-starter with high accountability and urgency
Preferred Qualifications:
- Experience selling recurring commercial services
- Landscape, facilities services, or commercial property industry experience
- Established network in the Columbus market
