    Summary:

    The Compliance Officer will play a pivotal role in overseeing our organization's insurance programs and tax compliance. This individual will collaborate with insurance brokers to secure comprehensive insurance packages for various business sectors, including Multi-Family Housing(MFH)/Residential, Self-Storage, Portable Storage, Food & Beverage, and Commercial properties. Additionally, they will manage the annual Statement of Values (SOV) and carrier applications, ensuring timely approval of insurance packages to maintain uninterrupted coverage. This role is crucial for ensuring that our business operations are adequately insured and compliant with tax regulations, contributing significantly to the overall risk management and financial health of the organization.

    Essential Functions:

    • Collaborate with insurance brokers to secure and maintain package insurance for different business silos, including MFH/Residential, Self-Storage, Portable Storage, Food & Beverage, and Commercial sectors.
    • Manage annual SOV and carrier applications, ensuring accuracy and compliance.
    • Approve all package bids promptly to guarantee uninterrupted insurance coverage.
    • Manage insurance claims and disputes.
    • Work closely with Go-Mini and Fleet Managers to track and maintain employee driving records.
    • Provide Certificates of Insurance (COI) as required by lenders or vendors.
    • Handle the acquisition and cancellation of insurance policies in line with property portfolio changes.
    • Track and maintain Year-Over-Year (YOY) Property Taxes, Sales Taxes, State Franchise Taxes, and Franchisee taxes.
    • Oversee annual county assessments and tax bill processes as well as municipality landlord registrations.
    • Calculate and ensure timely payment of monthly Sales Taxes.
    • Manage annual Franchise Taxes for FTB and monthly Franchisee taxes for Go-Mini franchises.
    • Review legal contracts and NDAs as needed.
    • Loss Control Duties:
      • Handling any damage claims
        • Negotiating with customers
        • Facilitating with the insurance adjuster
      • Providing relevant training materials designed to prevent/mitigate internal claims
        • Employee safety trainings: lifting, slip and fall, driving
      • Facility safety reviews
        • SOP’s for regular inspections
        • Review of inspections
        • Training staff on how to conduct safety inspections.
      • Reviewing Cert of Insurance from 3rd Party vendors

    Qualifications:

    - Bachelor’s degree in Finance, Business Administration, or a related field.

    - Proven experience in insurance management and tax compliance.

    - Strong understanding of property and business insurance policies.

    - Excellent organizational and time management skills.

    - Ability to work collaboratively with various internal teams and external partners.

    - Strong analytical skills and attention to detail.

    Compensation: $95k - $120k/year depending on experience
