The Position:
The Regional Real Estate Director is responsible for leading and directing all Real Estate initiatives for Chuze Fitness. This includes developing strategies for our new site selection, negotiating new leases and renewals for existing locations, evaluating relocation opportunities, and recommending strategic new market entries.
Primary Objectives:
Share responsibility for developing site proformas, feasibility studies, pipeline development, and the strategic execution of new club growth.
Develop processes that include existing portfolio reviews, new & existing market analyses, broker relations, and strategic growth of 10 to 15 new clubs per year.
Developing strategies for our new site selection, negotiating renewals for existing locations, evaluating relocation opportunities and recommending new market entries, and lease negotiations
Core Duties/Responsibilities (includes but not limited to):
Work in partnership with cross-functional teams to identify Real Estate opportunities that support the current and future growth initiatives.
Communicate the Real Estate needs and design requirements to the Real Estate community to ensure the necessary support is provided for strategic growth.
Negotiate the business point for all sites approved in REC.
Travel to required market areas to visually inspect and evaluate proposed new/relocation opportunities.
Evaluate competitors within the trade areas to determine site performance and risk.
Evaluate potential locations for access, zoning, development obstacles, and timing.
Direct Real Estate Analyst in securing information required for new site submittal packages and submittals to REC.
Direct Brokers in researching and evaluating pertinent dates related to trade areas, demographics, competition, co-tenancy, and growth trends.
Identify typical organizational hurdles that must be overcome to achieve results. Understand the interdependence of functional areas and the impact on concurrent initiatives. Also predict the full long-term ramifications of a process & design change on business initiative.
Develop action plans to translate strategic objectives into actionable initiatives. Define and use performance measures to drive and monitor organizational performance and evaluate the results in relation to future growth.
Direct all new and existing Real Estate relationships including Brokers, Landlords, Attorneys, and vendors.
Utilize project planning tools to accurately estimate & track new deals, monitor project activity, and review performance against proforma models.
Effectively communicate with Senior Management to maintain awareness and understanding of new club growth goals, timelines, and results.
Direct, plan and prioritize work of consultants and vendors.
Participate in ICSC and other seminars to provide strategic feedback and support for growth initiatives.
Assist in preparation and review of a 5-year growth plan that includes new market growth, infilling existing markets, and evaluating existing portfolio performance.

Job Requirements - Skills/Knowledge/Experience/Time Allocation:
Bachelor’s degree in functional area or related field is required
Cognitive capacity to identify or anticipate obstacles to future growth and real estate related responsibilities
Minimum 10 years experience in commercial real estate
Proficient in site selection for multi unit growth
Manage and prioritize multiple projects
Ability to travel up to 50% of the time
Compliance with all Chuze Fitness policies and procedures
Strong organizational skills
