  • Responsibilities

    With preliminary direction from a design director, participate in pre-design, programming, design documents, construction documents, and construction administration for projects ranging in size from 10,000sf to 200,000sf., including corporate interiors, commercial, and science & technology facilities projects, including new construction, renovation, and tenant improvements; collaborate with developer or property management clients to generate efficient tenant rental space plans and lease exhibits based on programmatic needs; interview tenant representatives for programmatic requirements, prepare space plan options that meet program, and review with clients; prepare test fit to analyze plan efficiency per client requirements; research and incorporate International Building Code (IBC), local building codes, and ADA regulations into design; research materials, equipment, and fixtures to enhance the project, incorporating LEED sustainable design principles; communicate client’s culture and brand through interior design elements; work with design team to develop sequence and strategy of presentations using hand sketches, physical models, and 2D/3D modeling & rendering programs including Revit, Rhino, Enscape, AutoCAD, Photoshop, Illustrator, InDesign, Affinity software combos to develop designs and prepare presentation documents to deliver design intent; present optional design features and variations to clients including space relationship diagrams, schematic space plans, elevations, sections and perspectives, illustrative sketches, models, or renderings; prepare furniture, fixtures and equipment (FFE) plans including developing and detailing fixture packages and finish plans for corporate headquarters & branch offices, laboratories, break areas, cafeterias, nursing rooms, and public facility projects; assist clients in establishing/documenting Office Standards including space requirements, workstations, offices, ancillary furniture, finishes, decoration, acoustical solutions, and signage to maintain a standard work environment; develop customized workstations, millwork, and furniture as needed to incorporate ergonomics and client's requirements; consider signage design and planning to incorporate brand identity and graphic system; coordinate with structural, landscape, lighting, food service, acoustic, fire protection, A/V, mechanical, electrical, and plumbing consultants throughout the design process and design document phase to achieve any function & design requirements from the client and/or tenant users; provide the best approaches for resolving technical issues and design changes and coordinate with client and contractor throughout construction; produce construction documents using REVIT including general sheets, standard details, floor plans, demo plans, exiting plans, reflected ceiling plans, finish, furniture, and site plans, elevations, sections, details, and door & window schedules; generate project specifications using Excel or Smartsheet; respond to requests for information (RFIs), submit change orders requested by the owner, and review submittals provided by the contractor; prepare and submit permit drawing packages, and respond to planning, building, fire, and health department comments through permit and construction phases; assist project manager and project architect to schedule completion of each phase and manpower requirements consistent with the project agreement; conduct site visits for observation of construction progress and project closeout, including punch lists, as-built measurements, and record drawings for architectural interiors and FFE; conduct a post-occupancy evaluation and review of clients' use of space.

    Required Skills

    Compensation is based on experience, qualifications, education, and location. The typical salary range for this position is $57,054 to $90,000. Other compensation may include a discretionary bonus.
