    This position will be responsible for administering and Project Management of all Real Estate activity including but not limited to new facility searches, facility planning, all leasing activities, construction, maintenance and utilities, acquisition and disposition of real estate, and facilities capital budgeting.  The role will require significant coordination and communication of all internal and external stakeholders including operations teams, corporate financial teams, landlords, real estate brokers, legal.  This role will have oversight of facilities duties at CTDI locations throughout the United States and Canada. TASKS COULD INCLUDE THE FOLLOWING BUT WILL NOT BE LIMITED TO:

    • Coordination and Project Management of all Real Estate needs including but not limited to planning/search, lease execution, legal coordination, construction execution, budgeting, and lease termination.
    • Administers operational budget in support of planning and construction/tenant improvement activities.
    • Negotiates, renews, manages, sub-leases and terminates leases. Evaluates new and existing properties for leasing, renewal, acquisition or disposition; manages the process of such transactions.
    • Coordinates contracts, facility leases and other legal issues including development of standard contracts, negotiating and administering contracts for services and facility leases; assesses legal implications relating to other work activities.
    • Facilitates construction, buildout and maintenance activities for new and existing facilities.
    • Coordinates the planning of construction projects which include development of an appropriate facility floorplans and buildout/construction scope of work, including direct management through design, construction or post-construction phases; collaborates with other departments ensuring that work planned meets CTDI needs.
    • Recommends priorities and general strategies for facilities planning and construction; provides planning for and oversight of capital improvement programs.
    • Supports planning and implementation of the company’s environmental sustainability efforts, including reduction in the use of energy and water, reduction in the production of waste and greenhouse gases, increases in recycling, the use of renewable energy and recycled products. Promotes the integration of these efforts into CTDI’s operations.
    • Maintain safe working environment for CTDI employees and contractors.

    Required Experience

    • Bachelor's degree in Finance, architecture, engineering or related field. 
    • Master's in Real Estate, or MBA with Finance and or Real Estate concentration preferred. 
    • 5-7 years of experience with Real estate acquisition, management and disposition.
    • 5-7 years of experience working with technical aspects of facilities planning and construction.
    • 5-7 years of experience in planning and project management practices and techniques.
    • Experience with Market Analysis and Surveys focused on Facility searches and Selection. 
    • Lease Language Negotiation and Execution.
    • Experience with Construction Bidding Process, Final Design and Buildout.
    • Proficiency in MSOffice (Word, Excel, Access and Project), report preparation and data analysis.
