We are seeking anANALYST, ASSET MANAGEMENT who's primary objective is tosupport the Asset Management and Investments departments’ goals of maximizing operations and returns of current and future assets and portfolios on the East Coast.
The Analyst will prepare and analyze data, underwrite assets, be responsible for developing and maintaining comprehensive reporting and analyses including tracking market conditions and comparable asset performance, and ad hoc projects. The Analyst will learn about all facets of the multifamily business (operations, acquisitions/dispositions, rehab/development/debt, due diligence, transaction oversight), join a premier, well-funded, experienced operator in New York and Washington, DC, gain exposure to all the company’s target markets, and play an integral role in helping the East Coast Asset Team maximize investment returns.

WHAT YOU’LL DO
- Reporting to both the Asset Management and Investments Teams, you’ll provide analytical support and bandwidth for all East Coast assigned properties, potential acquisitions and future dispositions. Analyses and projects include, but are not limited to:
- Determine preliminary income and expense projections; as required, work closely with third-party property management to populate expense projections.
- Supplemental analysis for line-item review and preparation of property budgets & reforecasts.
- Evaluate in-place and market rents including touring the existing portfolio of assets, potential acquisition assets and their competitive set.
- Assess economic, demographic and real estate market data.
- Research, assemble and analyze all aspects of rental comparable, sales comparable and replacement cost comparable analyses.
- Prepare (and ensure the accuracy of) the valuation models / pro-formas. Maintain and regularly update them over the lifecycle of investments, from the initial valuation and due diligence process through business plan execution and disposition.
- Prepare cash flow projections and business plans to evaluate investment alternatives and support exit strategies.
- Identify opportunities to exceed benchmarks without negatively impacting property operations or the property’s competitive position within the submarket.
- Customize and enhance existing underwriting tools/models to improve analysis and efficiency.
- Participate in and support all financial and operational oversight, review and reporting processes to maintain a detailed understanding of all aspects of an investment’s operations and potential future opportunities.
- Review weekly, monthly and quarterly reports and follow up with any questions regarding activity from the prior periods.
- Participate in monthly revenue management calls to review lease pricing at each property.
- Monitor additional key property metrics such as unit turnover timing, renewal rates, and lease expiration schedules, and bring attention to any potential issues that could negatively impact property performance.
- Provide service and reporting to joint venture partners as required.
- Contribute to additional calls or coordination activities based on specific property needs related to marketing strategy, lease up activity, disposition preparation, major capital project implementation and/or retail leasing.
- Play an active role in the due diligence process including evaluating and closing real estate transactions (both acquisitions and dispositions).
- Prepare financial packages and presentations for Investment, Executive and Management Committees including but not limited to, Quarterly Asset Reviews & Asset Level Business Plans, Budget presentations, preliminary Investment Meetings (Office Hours), all required periodic Investment Committee presentations, periodic Development Reviews
- Create, maintain and/or expand all aspects of departmental and asset-level files and tracking including financial, legal and regulatory, leasing, capital, engineering, environmental, staffing, vendor and third-party service providers, retail leasing documentation.
- Coordinate with other departments and respond to any requests for property-level data and metrics to report to investors, lenders, partners, or others
- Attend work as scheduled to support the ongoing success of the company

WHAT YOU’LL BRING
- Bachelor’s degree with high academic achievement
- 2+ years of professional experience with demonstrably exceptional financial and analytical skills and strong organizational, communication and interpersonal skills
- An understanding of real estate valuation processes, real estate underwriting, discounted cash flow analyses, and return on investment principles
- Proficiency in MS office including Excel, PowerPoint, and Word
- Drive for measurable results and a willingness to learn
