  • Responsibilities

    JOB SUMMARY: 

    Leads the creative marketing function through the development of marketing strategies for M/I’s products and services that are in line with corporate objectives on a divisional basis.  Coordinate appropriate market research initiatives that will determine effective result-based media and direct marketing programs that target to desired demographic groups and increase unit absorption.  Effectively interface and partner with VP of Sales and Marketing to achieve sales objectives through optimal, result-based marketing programs that consistently support the company’s objectives.

    DUTIES AND RESPONSIBILITIES: 

    • Work collaboratively with the VPSM to identify and implement comprehensive marketing strategies and corresponding plans and programs, both short and long range, to support sales, revenue and overall strategic objectives. Plan, evaluate and implement projects and improvements.
    • Recommend and implement marketing strategies for company’s housing communities to include community and sales presentations, model homes and amenity features.
    • Build effective partnerships with senior managers to determine specific product positioning, pricing matrix and promotional strategies.
    • Partner with Corporate Marketing Department, VPSM, and Division Marketing Team to formulate advertisement and promotional activities including print, online, and electronic media with appropriate distribution channels. Review, prioritize projects and direct creation of marketing collateral and project completion.
    • Review and suggest product positioning, packaging, and pricing strategy to produce the highest possible long-term market share.
    • Partner with VP, Sales & Marketing to monitor and analyze competitive products, technical innovations, market trends and buying habits.
    • Establish and maintain relationships with industry influencers, developers and key strategic partners.
    • Manage events related to Sales Team, communities, realtors, Sales Meetings, as well as, Division and Corporate related events at the Division level.
    • Guide preparation of marketing activity reports, new community reports, and present to executive management.
    • Manage photography related initiatives. Collaborate with Corporate Marketing to produce high quality digital images to represent product, communities, and personnel.
    • Establish and maintain a consistent corporate image and brand throughout all product lines, promotional materials, and events.
    • Plan and initiate New Community set up, as well as Community Audits;Model presentation, community presentation, and marketing related items for both.
    • Manage effective traffic building and brand marketing campaigns relating to print, signage, and advertising. Collaborate with Corporate Marketing to ensure cohesive marketing, including overseeing all related creative and production work.
    • Monitor and manage the Division marketing budget to meet creative marketing department goals.
    • Assist with training; Onboarding of New Home Consultants, New Community Meetings, and Sales Team initiatives.
    • Backup to Internet Sales Managers with full understanding and ability to run the role as needed.
    • Assist with special projects as requested and perform additional duties as required.

    Excellent communicator with strong organizational savvy and skills necessary to interface with executive level managers.  Ability to think strategically.  Collaborative spirit.  Strong marketing background.  Proficient computer skills.  Strong analytical skills.  Must be able to establish plans that respond to the needs of a rapidly changing environment.  Basic understanding of digital marketing and the various channels.  Sitecore, WCM/CMS, JDE knowledge helpful but not required.

    Required Experience

    MINIMUM EDUCATION EXPERIENCE: 

    4 year degree in Marketing or related field coupled with 2-3 years experience or 3-5 years Marketing experience.
