    Catalyst Property Solutions is looking for a proven, successful Property Manager for our 249-unit apartment community in Fairview Heights, IL near St. Louis. The ideal candidate must be substantially experienced and able to manage a fast-paced operation. This person shall demonstrate leadership and organization while going out of their way to serve the customers. Prior experience as a Property Manager of a large apartment community is required. The Property Manager is responsible for community oversight; Leasing, Operations, Maintenance, Resident Relations, Community Desirability and Risk Management. As the on-site leader, you will supervise the staff members, ensuring Catalyst’s policies and procedures, safety and fair housing guidelines, risk awareness, and most importantly, a desirable place to work. Benefits: • 401(k) • Dental Insurance • Employee discount • Health Insurance • Life Insurance • Paid time off • Vision Insurance ABILITY TO COMMUTE/RELOCATE: • Fairview Heights, IL: Typical commute or planning to relocate before starting position (Required) Responsibilities: FINANCIAL MANAGEMENT • Achieve optimal net operating profit • Develop annual budgets • Ensure timely receipt and reconciliation of income • Process vendor invoices • Guarantee accurate, on-time monthly reporting STRATEGIC LEASING MANAGEMENT • Develop annual marketing plan, flex as the market changes • Conduct thorough, consistent leasing procedure audits • Manage resident concerns • Develop and implement resident retention programs • Actively participate in the show/lease/move-in process ADMINISTRATIVE & MAINTENANCE MANAGEMENT • Lead the community emergency team, ensuring the proper protocols with staff, residents, buildings, etc. are understood and followed within company guidelines and federal/state regulations • Partner with the maintenance team, ensuring effective communication and staff harmony • Monitor productivity of service requests, workmanship, and maintenance staff • Promote and ensure quality property conditions with a 24-hour tolerance for repairs • Selectively qualify outside vendors and suppliers • Oversee and monitor property and units when under construction, rehab, and significant maintenance; inspect and communicate progress to staff PERSONNEL MANAGEMENT • Behave as a leader, not a boss; communicate effectively, promote teamwork, hold yourself to a high standard and never hesitate to ask for assistance or guidance • Use consistent techniques and company directives to screen, hire, train, coach, and develop staff • Schedule staff, including daily assignments and goals, both short and long-term • Ensure staff promotes community desirability, demonstrates proper dress and personal appearance, and remains professional during challenging situations • Promote harmony and quality job performance of staff with professional feedback and encouragement • Ensure staff compliance and consistency with Catalyst policies and procedures *This job description should not be considered all-inclusive.
