Abacus is looking to hire a Chief Building Engineer in the Maryland area.
Description
The primary role of the Chief Building Engineer is to ensure the integrity and operation of all building systems and to maximize energy efficiency through the effective management of the building’s energy management systems. In addition, the Chief Building Engineer must maintain excellent tenant relations by promoting and providing a high level of customer service and responsiveness from the entire engineering team. This is a supervisory position on the engineering team.
Responsibilities
- Ensure the maintenance, repair and efficient operation of all building systems. Building systems include HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, fire alarm, telecom, security, and tenant sub-meter billing.
- Develop and oversee the budget for the operations and capital expenses of the property and its building systems as described above.
- Provide exemplary customer service to internal and external customers in a positive and timely manner. Ensure tenant complaints and concerns are handled in a prompt, responsible and professional manner.
- Develop and issue service contracts—define scope, issue RFP, analyze bid submittals and make recommendation to senior management for awarding the contract.
- Supervise the installation, fabrication, construction, troubleshooting and repairing of complex mechanical and electrical equipment.
- Review and coordinate work assignments, plan work to be performed and ensure proper tools, equipment and materials are available. Oversee the work of the building engineers, maintenance technicians and maintenance worker.
- Demonstrate a thorough knowledge of equipment being serviced and employ service procedures and techniques indicative of first class work. Follow inspection and service procedures outlined in the preventative maintenance and loss control programs.
- Inspect all areas of the building on a routine basis, report deficiencies and make recommendations for resolution.
- Monitor contractors, inspect work and generate deficiency lists for building projects and tenant build out work.
- Establish and monitor programs to ensure building compliance with applicable codes, requisitions, government agency and company directives.
- Respond to or ensure proper staff response to after hour emergencies such as fire, flooding, severe weather (including snow and ice removal), power outage and other related situations including cleanup activities, as needed.
- Develop and oversee the timely administration of the tenant work order program.
Education:
- High School or equivalent degree required. A.A. Degree or higher education strongly preferred.
- CFC Universal required.
- Maryland Stationary Engineer Grade 2 License required.
- Minimum ten-years related experience – with supervisory experience.
- Certifications and other licensing preferred.
