THE POSITION:
The Construction Project Manager position is responsible for planning, organizing, and managing new and remodel construction projects in an assigned region. This includes hiring General Contractors, developing site-specific documents, site surveys, budgeting, and scheduled site visits. This position will also be responsible for closeout documentation, warranty tracking, and warranty visits.
PRIMARY OBJECTIVES:
Manage new and remodel construction projects
Review construction drawings for accuracy
Develop site specific budgets
Understand site specific requirements by using feasibility studies and site surveys
Collaborate with internal teams to develop scope of work that are specific to approved CAPX budgets
Track design schedules, permitting, and anticipated openings
Review lease exhibits to ensure we are coordinating landlord work and tenant work
Leads and/or participates in daily/weekly new store development calls with various team members including but not limited to; real estate, operations, design, and marketing.
Travel up to 50% of the time
CORE DUTIES/RESPONSIBILITIES (INCLUDES BUT NOT LIMITED TO):
Managing construction progress at a given site
Ensuring timelines and budgets are met
Developing site-specific survey schedules, drawings, and phasing
Manage punch list and closeout documents
Collaborate with the maintenance team on turnover conditions and warranty repairs
Organize and maintain project files and drawings
Ensure utilization of approved specifications for all new and remodel projects
Vendor management to ensure best in class performance and competitive pricing
Responsible for invoice approvals ensuring accuracy
Implement company protocols for environmental and energy services
Collaborate on companywide procurement initiatives
Participate in meetings, workshops, and seminars to convey and gather information required to perform functions
Perform other related duties, as assigned, to ensure the work unit’s efficient and effective functioning
Present information for communicating information, gaining feedback, and ensuring adherence to established internal controls
Collaborate on researching new products, laws, regulations, etc., for recommending purchases, contracts, and maintaining services
Qualifications
Bachelor’s degree or equivalent experience and 2-4 plus years’ professional experience in Construction Management is desired
Job-related experience within a specialized field with increasing levels of responsibility
Ability to facilitate group discussions, analyze situations to define issues, and draw conclusions
Ability to develop and lead teams in all facets of construction
Significant lifting, carrying, pushing, and pulling; some climbing and balancing; some stooping, kneeling, crouching, and crawling; and considerable fine finger dexterity
Generally, the job requires 33% sitting, 33% walking, and 34% standing (50% onsite and 50% remote)
Utilization of a construction management systems
Previous new and remodel construction management experience for multiple projects in multiple states is preferred
Prior experience in fitness facility construction is preferred
