    Resident Services Associate

    POSITION INFO

    The Resident Services Associate is responsible for resident retention by managing resident relations, maximizing renewals, and effectively marketing the community. 

     

    ESSENTIAL FUNCTIONS

    • The Resident Services Associate oversees renewals and resident relations.

    • Manages audits on lease renewals and renter’s insurance to ensure both are in compliance.

    • Creates implements, adjusts, and monitors the marketing and renewal plans and events for an active and original resident activity calendar.

    • Ensures renewal offers are distributed according to local governing laws.

    • Manages and responds to the Opiniion Surveys and assists with monitoring (SOCI) social media for the community.

    • Solicits current residents for social media ratings.

    • Manages and responds to escalated resident issues.

    • Monitors Sightplan to ensure work order times and emergency calls are completed to company standards.

    • Assists with compliance auditing for bond and affordable housing compliance.

    • Acts as liaison between the maintenance and office personnel on repetitive work order issues.

    • Reads follows and implements the company and employee handbooks, property policy manuals and any other governing documents.

     

    EDUCATION, KNOWLEDGE, SKILLS

    • Must have at least 3 years of related property management experience
    • Must be highly organized and able to schedule and keep appointments.
    • Strong follow-up skills.
    • Ability to calculate figures and amounts such as discounts, interest, commissions, prorations, percentages; ability to apply concepts of basic math.
    • Ability to work independently without direct supervision.
    • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in operations.
    • Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI®, and related is preferred.   
    • Basic understanding of Landlord/Tenant laws and application, familiarity with state-specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.

    WORKING ENVIRONMENT/REQUIREMENTS

    • A portion of the typical workday is spent at his or her desk handling paperwork, computer transactions, correspondence, and employee or resident meetings. 
    • Position requires constant physical inspections and leasing demonstrations of community, walking up/downstairs, and covering the multi-terrain landscape of the property. 
    • Local travel between properties, purchase office supplies, etc. Requires operable personal vehicle and valid driver’s license.
    • Out of state travel may be occasionally required.
