The Design Project Manager is responsible for managing the pre-construction phase of residential design projects. The DPM is responsible for all communication with the client during pre-construction and must set realistic expectations while still meeting or exceeding the goals and needs of each project. The DPM must perform, coordinate, and delegate tasks to facilitate an efficient workflow. The DPM will continue to oversee execution of the design throughout construction to ensure client satisfaction and complete each project on time, on budget, and of the highest standard of quality.
PRIMARY RESPONSIBILITIES Act as primary contact with clients throughout pre-construction phase
Meet with potential clients to review project needs, budget, and schedule expectations
Lead presentations of architectural designs and revisions
Manage schedule and preliminary budget expectations
Keep client informed of project status and projections on a routine basis
Manage all architectural workflow and deliverables
Lead architectural design conception, development, and detailing
Manage preparation of drawings and construction documents through conceptual design, design development, permitting, and construction administration
Present and execute Design Agreements
Develop design feasibility packages, including conceptual design, preliminary budget, and schedule
Create and update scope of work contract document detailing all elements of proposed construction
Coordinate external consultants such as structural, civil, MEP, and geotechnical engineers
Coordinate with Construction Project Managers, Interior Designers, Estimators, Accountants, and other team members to ensure holistic project success
Manage building permit applications, submittals, and approvals
Lead design presentations to governing bodies
Monitor design team hours, consultant proposals and billings, and other costs; review client invoices
Delegate tasks to other team members and external consultants as appropriate
Facilitate design execution through construction phase
Obtain vendor bids for architectural products under consideration
Lead project handoff meetings to ensure successful transition to Construction Team
Attend routine on-site meetings and provide documentation to clarify design intent throughout construction to the Construction Team and trade contractors
Provide as-built documentation for project closeout materials
QUALIFICATIONS & EXPERIENCE
• High school degree or GED
• AA or BA in drafting, architecture, or design field
• Minimum of 5+ years of architectural project management experience
• Proficiency in drafting programs including: Autodesk Revit, CAD, Sketch-up
• Proficiency in Microsoft Office suite
• Hand sketching and detailing
• Strong computer skills, including use of spreadsheet, text-editing, design, and projectmanagement software
• Strong interpersonal, negotiating, and dispute resolution skills
• Strong oral communication, exemplified by a clear and persuasive manner of speaking
• Strong written communication, including the use of correct grammar and spelling
• Strong visual communication, including but not limited to the use of CAD, hand sketches, and sample boards
• Desire and ability to create aesthetically and functionally appropriate designs, both conceptually and in detail
• Working knowledge of all aspects of construction
• Ability to encourage a positive team atmosphere and build morale to meet group commitments and goals
• Ability to work under pressure and coordinate multiple activities and groups of people effectively and efficiently
• Customer service techniques to manage complex client situations and solicit client feedback to improve service
• A propensity for organization and effective time management
• Professionalism in all conditions, including reacting well under pressure and following through on commitments
• Dedication to high standards of quality, including unwavering attention to detail
