    Summary & Objectives

    The Maintenance Technician position is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain residential units, common areas, and properties according to safety, predictive, and productive maintenance systems and processes to support the properties’ business goals and objectives.

    ENTRY LEVEL: We encourage candidates who are willing to learn with entry-level experience in 1 or 2 trades to apply; we are happy to help you grow into the position!

    Essential Functions

    1. Perform highly diversified duties to renovate and maintain properties and units.

    2. Provide emergency/unscheduled repairs of properties and units during an on-call basis and perform scheduled maintenance repairs of units when tenants are present.

    3. Perform electrical, plumbing, drywall, and painting duties and responsibilities.

    4. Perform troubleshooting duties for determination of the course of action.

    5. Read and interpret work orders to perform required maintenance and service.

    6. Diagnose problems, replace and repair parts, test, and make adjustments.

    7. Perform regular preventative maintenance of systems, properties, and units.

    8. Perform Unit turnovers work

    9. Light plumbing work, clearing bathroom sink drains, garbage disposals, shower heads, toilet repair

    10. Electrical work such as replacing outlets, light fixtures, ceiling fans, and range hoods. Basic troubleshooting

    11. Carpentry work, door fitting and trimming, installing new trim, new door installation, stair replacement, and small framing jobs

    12. Small drywall and texture work on walls and ceilings. Small stucco repair work

    13. Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.

    14. Use various forms of technology, software, and hardware to review tasks and perform in a timely manner.

    15. Detect faulty operating, defective materials and report those and any unusual situation to proper supervision.

    16. Maintain the safety and security of all assigned properties.

    17. Ensure that all community, property, management, and landlord expectations are met.

    18. Submit all requested paperwork, invoices, and documentation is an appropriate and timely manner.

    19. Perform quality customer service to tenants, prospective tenants, and the general public.

    20. Schedule and meet with prospective tenants, vendors, and Coastline Equity staff as needed.

    21. Enforce the terms of rental agreements and oversee rental proceedings.

    22. Comply with all safety regulations and maintain clean and orderly work areas.

    23. Complete all work, submit photos, and create reports utilizing AppFolio Property Management software.

    24. Work orders Material transportation to properties and between offices/stores.

    Work Environment

    While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.

    While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

    Travel

    This position requires a reliable form of transportation to move materials, a valid driver’s license, and ability to travel up to two hours from home. The main offices will be in Temecula, LA.
