    Own the Project From Preconstruction Through Closeout

    BF Construction Inc is looking for an experienced Commercial Construction Project Manager who can take full ownership of projects from initial planning through final closeout.

    We are not looking for someone who only manages reports, forwards emails, or depends on the Superintendent to drive the entire project.

    Our Project Managers are builders.

    You will plan the project before work begins, develop and drive the schedule, coordinate subcontractors and internal field crews, manage procurement and project financials, communicate with clients, and solve problems before they affect production.

    This role requires someone who understands commercial construction, can manage multiple active projects, and is comfortable working in both the field and office.

    You must be able to see the complete project—not just today’s issue—and consistently plan what needs to happen next.

    WHAT YOU’LL DO

    Full Project Ownership

    Manage commercial construction projects from preconstruction through final closeout

    Take ownership of project scope, schedule, budget, procurement, documentation, and client communication

    Manage approximately three to five active projects, depending on size and complexity

    Develop a clear project-execution plan before mobilization

    Ensure projects are properly set up before crews and subcontractors arrive

    Maintain visibility into project risks, pending decisions, and upcoming milestones

    Scheduling and Planning

    Personally develop, manage, and drive detailed project schedules

    Build project schedules that include procurement, permitting, inspections, subcontractor sequencing, owner milestones, and closeout

    Prepare and maintain one-week, two-week, and longer-term look-ahead schedules

    Confirm upcoming work with Superintendents, Field Leads, subcontractors, vendors, and internal crews before the week begins

    Identify schedule slippage and implement recovery or resequencing plans

    Ensure schedules reflect actual field conditions rather than outdated assumptions

    Coordinate trade sequencing so crews arrive to work that is complete and ready

    Preconstruction and Buyout

    Review complete plans, specifications, contracts, and project scope before work begins

    Participate in site walks, preconstruction meetings, and project assessments

    Develop clear subcontractor bid scopes

    Solicit, review, level, and negotiate subcontractor proposals

    Identify scope gaps, exclusions, constructability issues, and project risks

    Coordinate value-engineering options with clients, consultants, and Leadership

    Establish procurement and long-lead tracking before construction begins

    Field and Subcontractor Management

    Maintain regular jobsite involvement and verify actual field conditions

    Work closely with Superintendents, Field Leads, internal crews, and subcontractors

    Hold subcontractors accountable for manpower, quality, schedule, safety, and completion

    Verify work is complete and ready before releasing the next trade

    Resolve field conflicts and coordination issues before they become delays

    Coordinate inspections, access, logistics, shutdowns, equipment, and material deliveries

    Ensure work complies with plans, specifications, codes, and quality expectations

    Financial Management

    Track commitments, costs, pending changes, and projected final cost

    Review subcontractor billing and vendor invoices for accuracy

    Manage change orders from initial identification through pricing, approval, execution, and collection

    Ensure scope changes are documented before disputed or unapproved work proceeds

    Project Documentation and Controls

    Manage RFIs, submittals, shop drawings, procurement logs, meeting notes, and change documentation

    Review drawings, specifications, and Bluebeam markups in detail

    Ensure project documentation matches scheduled and completed work

    Maintain accurate project records and communication history

    Prepare clear weekly client and Leadership updates

    Track project decisions and action items through completion

    Manage punch lists, owner training, warranties, turnover documents, and final closeout packages

    Client and Team Communication

    Serve as a primary point of contact for clients, consultants, subcontractors, and internal teams

    Lead project meetings and communicate clear expectations

    Provide concise updates that identify status, risk, impact, action, owner, and deadline

    Escalate issues early with the facts already reviewed and possible solutions prepared

    Maintain strong client relationships while protecting BF Construction’s contractual and financial interests

    Ensure the office and field are working from the same current information

    WHAT THIS ROLE IS NOT

    This is not a desk-only Project Manager role

    This is not a position where the Superintendent owns the entire schedule

    This is not simply updating reports after decisions have already been made

    This is not managing projects from a distance without understanding field conditions

    This is not waiting for Leadership to identify every risk or determine every next step

    This is not a role for someone who requires a large corporate support team to perform basic PM responsibilities

    WHAT YOU BRING

    Five or more years of commercial construction Project Management experience

    Proven experience managing commercial projects from preconstruction through closeout

    Strong understanding of construction means, methods, trade sequencing, and constructability

    Demonstrated ability to personally build and maintain project schedules

    Ability to manage multiple active projects simultaneously

    Experience with subcontractor buyout, contract scope development, and procurement

    Strong project-financial and change-order management experience

    Ability to read and interpret complete construction-document sets

    Strong field judgment and willingness to regularly visit active projects

    Clear and direct communication with clients, subcontractors, field teams, and Leadership

    Strong organization, urgency, accountability, and follow-through

    Comfort using digital construction-management and scheduling platforms

    Projects are fully planned and properly set up before construction begins

    Schedules are accurate, current, and actively drive field execution

    Trades move in the proper sequence without unnecessary downtime

    Long-lead materials and procurement risks are addressed early

    Subcontractors understand their scope, schedule, and responsibilities

    Change orders are identified, documented, approved, and collected

    Financial risks are addressed before project profitability is affected

    Project documentation accurately reflects the work

    Clients receive clear communication and continue to trust BF Construction

    Superintendents and field teams receive the direction and support they need

    Leadership is not surprised by preventable project issues

    Projects finish safely, on schedule, within budget, and to BF Construction’s quality standards

    HARD REQUIREMENT

    Candidates must have direct commercial construction Project Management experience and must be able to personally own project schedules, subcontractor coordination, project financials, procurement, and project execution from preconstruction through closeout.

    If your experience is limited to administrative coordination or monitoring projects managed by others, this is not the right role.
