    Commercial Construction Senior Project Manager - Developer/Builder- Base Salary to 180k/year - Park City, UT 

    • Our client is a developer/builder of luxury resort developments in the Salt Lake City area. Supporting the luxury real estate, their developments have a wide array of member-exclusive amenities such as clubhouses, golf courses, restaurants, parks, pools, ski lodges, and a variety of other recreational structures.
    • Our client is looking to fill the role of Commercial Construction Senior Project Manager to help execute the planning and construction of various commercial amenities and support facilities in the community. The Commercial Construction Senior Project Manager (“SPM”) will report directly to the Director of Commercial Construction. The Commercial Construction Senior Project Manager is responsible for managing the commercial projects assigned, providing experienced senior leadership and fostering a strong culture of excellence and professionalism in a positive team environment.

    Responsibilities:

    • Managing the pre-construction, permitting, bidding, budgeting, construction and delivery of assigned commercial club buildings and amenities, ensuring the projects are completed on time, within budget and constructed to superior quality
    • Updating and maintaining regular project schedules, budgets and progress reports to the Director of Commercial Construction weekly, including weekly construction schedule updates, buy out, procurement, contracting and any issues/decisions needing resolution.
    • Mentoring and building project team to maintain high levels of morale and productivity.
    • Bringing best commercial construction practices to the team, including utilizing a commercially standard construction software platform to manage all jobs
    • Managing project risk exposure and proactively account for and manage all unforeseen time impacts to schedule and budget.
    • Complying with and enforcing all company safety and security policies and procedures; Reporting all incidents, injuries, and unsafe work practices to management and manage process as needed.
    • Ensuring no gaps in project scopes and specifications to ensure proper budget and cost control
    • Actively participating in Value Engineering exercises and reviewing the viability of all solutions.
    • As directed by the Director of Commercial Construction, assisting or preparing all permit applications and obtaining all permits and approvals, including any local, state, and federal approvals.
    • Upon approval of the budgets, issuing subcontract awards, overseeing subcontract execution, and timely release of PO’s to ensure construction timelines are met.
    • Reviewing any Change Order requests from trade partners and suppliers and working with Director of Commercial Construction to get those approved prior to change order work commencing.
    • Managing project close out, including punch lists and final delivery of all commercial projects.
    • Working with contractors and legal counsel as needed to resolve any concerns and disputes related to commercial projects in a timely manner.
    • Personally reviewing and approving work completion and pay apps from trade partners and suppliers.

    Qualifications:

    • Bachelor’s degree in construction management and/or 10+ years related experience working on commercial projects.
    • Experience managing commercial projects from $1 million to $20+ million dollars.
    • Ability to effectively lead, mentor and build high performing teams.
    • Ability to identify deficient plans and work and provide resolution.
    • Thorough and attentive to details; organizational skills and can run multiple tasks simultaneously.
    • Ability to communicate with and establish strong relationships with trade partners, vendors, and employees at all levels of the organization.
    • Extensive knowledge of construction industry practices and procedures, software systems, as well as construction scheduling and cost control.
    • Working knowledge of construction law and practices.
    • Knowledge of construction costs to oversee Purchasing/Estimating team with budget development and management.
    • Strong negotiation skills.
    • Ability to proactively plan for any risks and help to meet or exceed deadlines.
    • Ability to read and comprehend complex instructions, plans, specifications.
    • Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web-based applications.

    Compensation:

    • Base salary in the 150k - 180k/year range
