    Painter Bros of Greenville specializes in commercial and residential painting across the Upstate of SC and SE USA. We partner with property managers, general contractors, and business owners to deliver professional, on-time, and on-budget projects. We’re seeking a Commercial Project Manager to oversee our commercial jobs from start to finish and help drive the next stage of our growth.

    Position Overview

    The Commercial Project Manager is responsible for planning, coordinating, and delivering commercial painting projects on time, within budget, and to Painter Bros quality standards. You’ll manage multiple projects at once, coordinate field crews and subcontractors, communicate with clients and GCs, and handle project documentation, schedules, and financial tracking.

    Key Responsibilities

    Project Planning & Coordination

    Review contracts, scopes of work, and plans/specs for new commercial projects

    Develop project schedules, manpower plans, and material/equipment lists

    Coordinate with estimators, office staff, and field leads to set up jobs for success

    Schedule and manage subcontractors as needed

    Project Execution & Oversight

    Oversee multiple commercial projects (interior/exterior) at various stages

    Conduct regular jobsite visits to check safety, quality, and progress

    Work closely with foremen/crew leads to keep projects on schedule and on budget

    Identify potential issues early and implement solutions or schedule adjustments

    Client & GC Communication

    Serve as primary point of contact for commercial clients and general contractors

    Attend project meetings, walkthroughs, and site coordination meetings

    Provide regular progress updates, respond to RFIs, and handle change requests

    Manage punch lists and ensure timely closeout and client satisfaction

    Financial & Documentation Management

    Assist with budget management, cost tracking, and change orders

    Verify quantities, time, and materials for billing purposes

    Maintain organized project files, including contracts, COs, safety documents, and completion forms

    Support the estimating team with field measurements and feedback from completed projects

    Safety & Quality Control

    Ensure all Painter Bros and OSHA safety standards are followed on every site

    Verify proper surface prep, product selection, and application methods

    Conduct quality inspections and coordinate corrections as needed

    Promote a safety-first and quality-driven culture with all crews

    Qualifications

    Required

    3+ years experience in commercial construction or painting, with at least 1–2 years in a supervisory or project coordination role

    Strong understanding of commercial painting processes, sequencing, and typical substrates (metal, masonry, drywall, etc.)

    Experience reading blueprints, specs, and scopes of work

    Valid driver’s license and reliable transportation for regular jobsite travel in the Upstate area

    Proficiency with basic office and project tools (email, spreadsheets, project management software or similar)

    Strong organizational skills and ability to manage multiple projects and deadlines

    Clear, professional communication skills (written and verbal)

    Preferred

    Direct experience managing commercial painting projects (tenant improvements, retail, warehouse, government, office, industrial, multi-family, etc.)

    Experience working with GCs, property managers, and facility managers

    Familiarity with estimating labor and materials for painting scopes

    OSHA 10/30 or other safety training/certifications

    Bilingual (English/Spanish) is a plus

    Full-time, salaried role

    Typical schedule: Monday–Friday, with flexibility for occasional evenings/weekends as project needs require
