    Urban West Ventures is hiring a full-time Commercial Property Maintenance Technician to support our portfolio of commercial buildings throughout San Diego County. This hands-on role includes general repairs, routine maintenance, vendor coordination, and regular property inspections. Responsibilities range from light electrical, plumbing, and painting to helping prepare spaces for new tenants. The ideal candidate is dependable, experienced across multiple trades, and comfortable working independently. You’ll serve as the on-site eyes and ears for ownership, helping keep our properties in excellent condition and addressing issues proactively. Responsibilities: General Maintenance Repairs Perform hands-on maintenance tasks across properties, including: • Basic plumbing and electrical repairs • Paint touch-ups and drywall patching • Graffiti removal • Light carpentry and door hardware adjustments • Replacing light bulbs, batteries in keypads/timers, and door closers • Minor roof and drain repairs (e.g., cleaning roof drains, sealing flashing) Conduct regular property inspections to identify issues and recommend repairs: • Prepare vacant units for lease (clean-up, touch-ups, minor repairs) • Remove illegally dumped items and maintain exterior property cleanliness • Change HVAC filters and perform other routine maintenance checks Vendor Coordination • Identify when third-party vendors or subcontractors are needed for larger or specialty projects • Coordinate site visits, collect bids, and help select qualified vendors • Oversee vendor work to ensure quality, timeline adherence, and completion • Maintain relationships with reliable vendors and service providers Tenant Support • Schedule directly with tenants for maintenance issues • Occasionally show vacant units to prospective tenants • Assist with tenant move-ins: distribute keys, codes, and reprogram access controls • Post legal notices or informational signage as needed • Respond to emergency after-hours calls (on-call only for urgent matters) Property Oversight Reporting • Serve as the “eyes and ears” of ownership by routinely checking on property conditions • Identify and report tenant-related issues and maintenance concerns • Make recommendations for preventative maintenance and capital improvement projects • Attend a weekly team meeting and provide updates on each property • Maintain accurate records of maintenance work completed and vendor activity Qualifications: Required: • Proven experience in commercial or residential property maintenance • Strong working knowledge of basic plumbing, electrical, carpentry, drywall, and painting • Ability to lift, climb ladders, and work in various physical environments • Highly organized with strong communication skills • Comfortable using a smartphone or tablet for work orders, inspections, and reporting • Valid driver’s license and reliable personal vehicle • Must have the appropriate tools and equipment for the position • Specialty tools can be rented or provided by the employer Preferred: • Prior experience in commercial property maintenance or facilities management • Familiarity with HVAC systems and basic troubleshooting • Bilingual (English/Spanish) is a plus but not required Compensation: $28 - $32 hourly
