Commercial Property Manager – Commercial Real Estate

Location: Knoxville, TN Compensation: $60,000 – $75,000 per year (based on experience) Schedule: Full-Time | On-Site

Position Overview

The Commercial Property Manager oversees the daily operations, maintenance coordination, financial performance, and tenant relationships for a portfolio of commercial properties. The role ensures operational efficiency, tenant satisfaction, and alignment with ownership objectives.

This position combines property operations, vendor management, budgeting, and tenant communication responsibilities.

Key Responsibilities

Property Operations & Maintenance

Oversee daily operations of assigned commercial properties

Coordinate maintenance, repairs, and capital improvement projects

Manage vendors, contractors, and service agreements

Conduct routine inspections and ensure compliance with safety standards

Tenant Relations

Serve as primary point of contact for commercial tenants

Address maintenance requests and tenant concerns

Coordinate move-ins, move-outs, and lease-related matters

Support tenant retention initiatives

Financial & Budget Management

Prepare and manage annual operating budgets

Review invoices and approve expenses

Monitor rent collection and operating costs

Prepare financial and performance reports

Leasing & Administration

Partner with leasing agents to support occupancy goals

Assist with lease compliance and documentation

Maintain accurate property, tenant, and vendor records

Ensure compliance with applicable local, state, and safety regulations

Qualifications

Minimum of 5 years of commercial property management experience

Bachelor’s degree in Business, Real Estate, or related field preferred

Strong understanding of commercial leases and building systems

Experience with property management software (Yardi, MRI, AppFolio, or similar)

Strong organizational, communication, and problem-solving skills

CPM, RPA, or related certifications preferred

Work Environment

Office-based in Knoxville with regular site visits

Occasional after-hours or weekend availability for property-related needs
