    The Opportunity

    We are seeking a Commercial Property Manager who is ready to take ownership of a dynamic and diverse portfolio. This role is at the heart of tenant relationships, property operations, and financial performance. You’ll collaborate closely with colleagues across the company, contribute to leasing and compliance, and help sustain the high standards Rowley is known for.

    This is a non-supervisory, exempt position with frequent tenant interaction and meaningful cross-department collaboration.

    Key Responsibilities:

    Property & Tenant Management

    Build and maintain strong tenant relationships through proactive communication and regular check-ins

    Ensure properties are safe, secure, well-maintained, and visually appealing

    Conduct annual inspections and coordinate timely maintenance and repairs

    Oversee move-in/move-out processes and tenant improvements with Facilities

    Enforce lease compliance and maintain accurate records

    Monitor parking allocations, resolve misuse, and manage district coordination

    Respond to property or tenant emergencies after hours when needed and follow up on incidents

    Financial Oversight

    Prepare annual business plans and budgets; track performance against goals

    Review and explain variances; recommend corrective actions

    Support CAM reconciliations, tenant billings, and tax assessments

    Identify opportunities for cost savings and long-term capital planning

    Leasing & Compliance

    Fulfill the Managing Broker role under WA State law

    Partner with the Designated Broker on leasing strategies, proposals, and renewals

    Review leases for accuracy and compliance with legal standards

    Serve as back-up to the Designated Broker when needed

    Facilities & Sustainability

    Collaborate with Facilities Manager on maintenance, repairs, capital projects, and reserve studies

    Anticipate and resolve safety and operational issues proactively

    Champion sustainability by monitoring energy, water, and waste efficiency

    Support risk management, security measures, and insurance claims

    Risk & Legal Management

    Monitor tenant compliance with safety, environmental, and insurance requirements

    Represent landlord in small claims court as necessary

    Track incidents, security concerns, and regulatory updates

    Skills & Abilities

    Strong financial and analytical acumen with ability to interpret property performance data

    Excellent communication skills, with proven ability in tenant relations and conflict resolution

    Proficiency in Microsoft Office; familiarity with property management software (AppFolio preferred)

    Ability to read construction drawings and coordinate tenant improvements

    Organized, adaptable, and resourceful under pressure

    Knowledge of ADA requirements, safety standards, and Washington real estate law

    Education & Experience

    Bachelor’s degree in Property Management, Business, or related field preferred

    Minimum 3 years of commercial property management experience

    Washington State Real Estate Broker License required

    CPM designation or equivalent experience strongly preferred

    Experience with financial reporting and space planning is a plus

    Physical Requirements

    Ability to walk properties, climb stairs, and lift up to 25 lbs

    Frequent communication with tenants, contractors, and colleagues

    Occasional after-hours response to property emergencies
