    Position: Commercial Property Manager

    Reports To: Director of Asset Management and Acquisitions

    Location: Stonebrook of Greensboro, Greensboro, NC

    Hours: 8:30 AM - 5:30 PM, Monday - Friday; On-Call for Tenants

    Stonebrook of Greensboro is a 55,000-square-foot, four-story office building in the Battleground Parks District of Greensboro, NC, near Bryan Boulevard, the I-840 Urban Loop, and six miles from downtown.

    Originally built in 1983, the property has been renovated with modern amenities, including updated interiors, improved outdoor spaces, and fiber-optic connectivity, creating a professional environment for today’s businesses.

    Position Summary

    The Commercial Property Manager is responsible for the day-to-day operation, tenant service, vendor coordination, financial administration, and overall presentation of Stonebrook of Greensboro. This role serves as the primary point of contact for tenants, vendors, service providers, and internal stakeholders, helping ensure the property is well-maintained, professionally operated, and aligned with ownership goals.

    Essential Responsibilities

    Property Operations & Tenant Relations

    Oversee daily property operations and maintain a high standard of service and presentation.

    Serve as the primary liaison for tenants, ownership, vendors, and service providers.

    Respond promptly to tenant requests, concerns, and service issues.

    Conduct regular property inspections and identify maintenance, safety, and operational needs.

    Coordinate maintenance, repairs, preventative maintenance, and approved capital projects.

    Support tenant move-ins, move-outs, and suite transitions.

    Ensure property policies, lease requirements, and applicable operating standards are followed.

    Leasing & Occupancy Support

    Support leasing efforts by coordinating tours, property information, and tenant onboarding details.

    Work with ownership and leasing representatives to support occupancy goals.

    Maintain accurate tenant, lease, suite, and occupancy records.

    Assist with marketing and promotional efforts for available space as needed..

    Financial Management & Reporting

    Monitor rent collection and tenant account status in coordination with accounting.

    Coordinate accounts payable, vendor invoices, and supporting documentation.

    Prepare or assist with monthly operating reports, budget variance notes, and financial summaries.

    Support annual operating budgets, forecasts, and expense tracking.

    Identify opportunities for cost savings, process improvements, and operating efficiency.

    Maintain accurate property and financial records in accordance with company standards.

    Vendor & Contractor Management

    Solicit bids, coordinate service providers, and monitor vendor performance.

    Review service agreements and scopes of work for completeness and effectiveness.

    Schedule vendor access and work activity to minimize tenant disruption.

    Track completion of maintenance, repair, and project work.

    Required Qualifications

    3+ years of property management, commercial real estate operations, facilities coordination, or closely related experience.

    Experience with tenant relations, vendor coordination, maintenance follow-up, and property inspections.

    Working knowledge of budgeting, expense tracking, rent collection, AP/AR coordination, or monthly reporting.

    Strong communication, organization, follow-through, and problem-solving skills.

    Proficiency with Microsoft Office, especially Outlook and Excel.

    Ability to manage multiple priorities while maintaining a professional tenant-service approach.

    Ability to walk the property regularly and occasionally lift up to 25 pounds.

    Preferred Qualifications

    Experience managing office, mixed-use, or commercial properties.

    Bachelor’s degree in business, accounting, finance, real estate, property management, or a related field.

    Experience with property management software such as Yardi, MRI, AppFolio, Building Engines, or similar systems.

    Active North Carolina real estate license, or willingness to obtain one if required for assigned duties.

    Experience supporting leasing, capital projects, annual budgets, and monthly variance reporting.
