Position Responsibilities Include (but are not limited to): • Have experience as a Condominium/HOA portfolio manager or both. • Must demonstrate STRONG communications, relationship management, organizational, multi-tasking and time management acumen. • Participate in a team setting in the service of an assigned portfolio of communities. • Serve as a valuable resource and facilitator for the Condominium/HOA board in fulfilling their obligation to manage the community. • Report progress in solving community and board issues and track action items at all times, representing ACM's reputation of professionalism and reliability. • Maintain a knowledge of Federal, State and Local Statutes and regulations. • Maintain a knowledge of assigned portfolio’s governing documents. • Coordinate the preparation of Condominium/HOA yearly budgets by the contracted date with the board and ACM team members. • Assist in soliciting proposals. Prepare bid comparisons. Review proposals/contracts. • Review and code invoices, consistent with budget control oversight and review monthly and annual financial statements. • Report to supervisors on a regular basis including recommendations. This position will require work primarily in the metro DC coverage areas and possibly other areas served by ACM as needed. We do provide a mileage reimbursement. Responsibilities: • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly • Creatively and proactively assist the board members in the operation of a Condominium/HOA board. • Serve as the initial point of contact for inbound board requests and liaison between the Condominium/HOA board and ACM. • Assist the board in the presentation of information to Condominium/HOA membership at meetings, • Identify and analyze issues, patterns, and trends in community member requests & issues. • Direct board and community requests to the appropriate ACM departments so that they can respond. • Review the performance of community attorneys and other service providers with the Condominium/HOA board. • Prepare monthly activity reports and variance reports for the Condominium/HOA board. Qualifications: • CMCA/AMS certification, preferred. • Experience with budget preparation and reviewing financial report packages is required. • Experience in managing a portfolio of Condominium/HOA properties, ensuring smooth operations and effective vendor relationships. • Ability to creatively assist and collaborate with board members in the operation of a Condominium/HOA board. • Proven track record of serving as a primary point of contact for board requests and effectively liaising between the board and ACM. • Strong skills in analyzing community member requests and identifying patterns and trends to address issues proactively. • Experience in directing board and community requests to appropriate departments for timely responses. • Ability to review and assess the performance of community attorneys and service providers with the board. • Proficiency in preparing detailed monthly activity and variance reports for the Condominium/HOA board, ensuring transparency and accountability. Compensation: $70,000
