    Community Management CorporationONSITE MANAGER (part-time)Job DescriptionUnder the direction of your Regional Property Manager, the ONSITE MANAGER is responsible for theoverall on-site, day-to-day operations of the apartment community. This will include the following:Marketing/Occupancy (GOAL – 100% Occupancy) Creatively advertising and marketing apartments on a very limited budget Interviewing and pre-approving applicants for housing Maintain an active waiting list of pre-qualified prospective tenants. Update waiting list periodically. Processing applications for residency by verifying eligibility, credit and prior landlord history according to procedure Executing leases, certifications and unit inspections as per procedure Inspecting units as per procedure, at move-in and move-out as well as in the interim Generate marketing report weekly should occupancy fall below 92%Financial (GOAL – Operation of community within budgetary constraints) Collect rent and all other fees and misc charges according to procedure Deposit all monies collected to bank on a daily basis. Report all deposits to the corporate office daily. Authorize and/or make purchases of supplies needed at the property. Manage a small petty cash fund used for small purchases Monitor site expenses to ensure there is no variance to budget. Process invoices for services provided and materials ordered Prepare termination settlements within 15 days of a move outOngoing Tenancy (GOAL - retaining good residents) Create a respectful business relationship with your residents Monitor residents actions and habits continuously for suspicious, unusual or criminal activities Properly notify tenants of lease violations and ensure remediation is completed immediately Pursue eviction (summary ejectment) as required through the Magistrates Court. This includesrepresentation of the apartment community at the hearing. Scheduling and processing annual recertification’s for all tenants Prepare and distribute monthly newsletter and calendarPhysical Plant (GOAL - maintain the asset) Monitor the appearance of the property for curb appeal and maintenance or janitorial itemsthat require attention. Enter maintenance work orders as needed Schedule preventative maintenance as per procedure Maintain logs of all appliances and other items if significant expense Solicit bids for large maintenance projects, as directed by RPM Contact & schedule outside contractors when needed Monitor and supervise the Maintenance Technician to ensure quality work2General Office duties Create and maintain tenant files, maintenance files, accounting files, etc.. according to procedure Prepare reports as per standard procedure and as requested Maintain regularly scheduled office hours Answer all phone calls and return all messages daily Read e-mail daily and respond in a timely manner or as requested Handle all walk in traffic Schedule your workload to address the important items Review and update Emergency Response Procedures annuallySupportive Services Coordination Become familiar with the required supportive services at your property Research available community programs and services your residents may be interested in Schedule guest speakers that are in line with your properties supportive services plan Assist residents in finding services they need Direct residents to appropriate social services agencies as needs arise Prepare monthly summary of supportive services activitiesPOSITION REQUIREMENTS:To succeed in this position you must possess the following qualities: Have excellent computer skills (Windows, Work & Excel – latest versions) Be able to accurately complete basic mathematical calculations (Add, Subtract, Multiply, Divide, compute percentages) Be an effective communicator (both oral and written) be self-motivated enjoy on the job learning Be a problem solver Be detail orientated Be organized Have can-do attitude Enjoy working hard and staying busy Be trustworthy and ethical Be comfortable working aloneThe following items are nice to have, but not required: Prior office management experience Prior experience in staff management Familiarity with basic residential systems (HVAC, plumbing, electrical, structural) Low Income Housing Tax Credit program knowledge and experience Prior property management experience
