    Job Description

    General Summary This position is primarily responsible for the underwriting, accurate and timely delivery and closing of Agency quality, conforming first mortgage loans to FNMA, other secondary market investors including FHA and VA, and the GCU portfolio. A thorough knowledge of first mortgage underwriting procedures and compliance with lending regulations is required. This position processes residential mortgage loans for Greenwood Credit members from post-application through document preparation, closing, funding and delivery to investors according to established Credit Union policies, procedures, and legal and regulatory guidelines. Essential Functions The essential functions of this position may include, but are not limited to: • Performs credit and property analysis on loan, files, examines loan documentation and terms including Loan to Value ratio, payment and debt to income ratio, automated underwriting reports, appraisal report, initial application, credit, employment, assets and any and all supporting documentation in accordance with various program requirements, Credit Union standards, and related legal and regulatory requirements. • Reviews, interprets and analyzes loan applicants’ credit histories, income and assets, tax returns, financial statements, and other complex financial information to assess lending risk; Render a loan decision within limits of authority, and effectively present loans to management when necessary. • Determine and ensure clearance of underwriting conditions; Work effectively with mortgage processors and loan originators to ensure that loan applications move efficiently with outstanding customer service. • Request and review of title searches and property appraisals; Order private mortgage insurance in compliance with PMI guidelines. • Ensure timely rate lock and delivery to Fannie Mae or other investors. • Conduct forensic quality control loan reviews and ensure accurate and timely re-underwriting and, loan evaluations and identify risk factors that may compromise the overall quality of the loan file. • Prepare and verify accuracy of closing packages for attorneys; Calculate amounts and execute forms required to disburse funds on closed loans to attorneys and spread funds from investors; assist in clearing funding suspensions to ensure timely purchase of the loans from investors. • Facilitate investor purchases of mortgage loans on the secondary market. • Prepare periodic origination reports as required for management. • Maintain accurate files related to Quality Control Reports for TENA, adverse action letters and HMDA. • Maintain open lines of communication with management, originators and processors to help ensure continuity in mortgage loan operations, smooth and effective workflow, swift conflict resolution and timely resolution mortgage application issues. • Serve as alternate in the absence of the mortgage loan originator to respond to member mortgage product inquires. • Provide professional, courteous, responsive and knowledgeable member service while maintaining member confidentiality at all times. • Perform other duties as assigned to contribute to departmental efficiency and work cooperatively with other departments to support each other in serving GCU members. • Inspire teamwork, respect and effective communication in a diverse work environment. • Demonstrate and uphold Greenwood Credit Union’s core values and represent the Credit Union with a high level of professionalism, respectable image and positive demeanor. • Maintain consistent compliance with credit union policies and procedures and regulatory laws applicable to position. • Complete annual regulatory compliance and required job related training as assigned; actively participate in job-related educational and professional development opportunities. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.  Associate's Degree in finance or related field; Equivalent combined education and work experience considered.  Minimum two (2) years residential conforming and non-conforming mortgage underwriting experience, preferably with a bank or credit union.  Minimum two (2) years residential mortgage processing experience in a bank or financial institution preferred.  Internet proficiency with minimum (2) years direct experience with mortgage loan origination software, automated underwriting systems and field related web based systems, including FNMA proprietary system. MortgageBot online system experience preferred.  Working knowledge of basic lending and underwriting policies and procedures, including those issued by secondary markets and applicable state and federal agencies.  Working knowledge of FNMA/secondary market mortgage guidelines, FHA/VA regulations, conventional loan requirements and real estate and title requirements.  Thorough understanding of residential real estate appraisal report requirements.  Intermediate mathematical skills including ratios, percentages, and interest rates  Must be fluent in English; Bilingual preferred.  Thorough acquired knowledge of laws and regulations governing credit union operations as applicable to position.  Accurate data entry and strong technical skills.  Demonstrated proficiency in spreadsheet programs and computer applications, including Microsoft Office and email  Exceptional interpersonal, verbal and written communication skills with the ability to effectively interact with other employees on multiple disciplines.  Self-motivated and capable of working efficiently and with accuracy in a dynamic, high volume environment with established productivity goals  Must be adaptable to various competing demands and meet deadlines in a fast paced environment  Developed administrative, organizational and time management skills.  Strong critical thinking, problem solving, and reasoning skills.  Strong attention to detail with ability to audit, identify and correct procedural errors.  Knowledge of and adherence to proper telephone and email etiquette.  Dependability and flexibility with work hours and work assignments.  Ability to work a minimum of forty (40) hours per week and overtime, as needed.  Commitment to team environment, member confidentiality and outstanding member service.  High degree of professionalism with positive and professional image and demeanor.  Consent to conduct pre and active employment background screenings criminal and credit checks.
