We are a small but specialized condominium approval firm based in Huntington Beach, California, focused on helping condominium associations obtain and maintain FHA, VA, and conventional financing eligibility. For over 16 years, we have worked with condominium associations, management companies, lenders, and real estate professionals nationwide.
Located in Downtown Huntington Beach our office culture of experienced, collaborative, professional, casual, and hardworking. As our business continues to grow, we are looking for an experienced analyst who can support both condominium approval submissions and project eligibility reviews. We are a small firm, and small office.
About the Role
As a Condo Project Analyst, you will be responsible for reviewing condominium project documentation, preparing FHA and VA approval submissions, and evaluating projects for conventional financing eligibility under Fannie Mae guidelines.
This is a hybrid position requiring in-office attendance at our Huntington Beach office on Mondays, Tuesdays, and Wednesdays (minimum 4 office hours per onsite day), with flexibility to work remotely the remainder of the week.
The pay will likely start at $20/hr however the commission potential is significant. Each file completed will earn commission.
The ideal candidate has experience reviewing condominium documents, interpreting agency guidelines, communicating with clients, and managing projects from document collection through final approval.
What You'll Do
FHA & VA Condo Approval Responsibilities
Review condominium project documentation for compliance with FHA and VA condominium approval requirements
Analyze governing documents, budgets, financial statements, reserve studies, insurance policies, questionnaires, legal documents, and project disclosures
Identify deficiencies and conditions that may impact approval eligibility
Prepare and assemble FHA and VA approval and recertification submission packages
Communicate directly with HOA management companies, board members, insurance agents, attorneys, reserve analysts, and lenders to obtain required documentation
Track project progress and maintain accurate records throughout the approval process
Review submissions for completeness and accuracy prior to agency submission
Conventional Condo Review Responsibilities
Review and analyze condominium projects under current Fannie Mae project eligibility requirements
Evaluate projects for Full Review and Limited Review eligibility
Assess project-level risks including:
Litigation
Deferred maintenance
Special assessments
Commercial space concentration
Investor ownership concentration
Critical repairs and structural concerns
Review Fannie Mae project eligibility requirements, including all current critical repair and safety guidance
Prepare written review summaries and evaluations
General Responsibilities
Maintain detailed project notes and documentation within internal tracking systems
Clearly communicate findings, conditions, and recommendations to clients and team members
Manage multiple projects simultaneously while meeting turnaround expectations
Assist with internal process improvements and documentation standards
Support expansion of FHA, VA, and FNMA review services
Requirements
Ideally a Minimum 3 years of condominium project review, FHA condo approval, mortgage underwriting, HOA document review, or related experience (within the past 5 years preferred).
Strong understanding of condominium project documentation, including:
HOA financial statements
Budgets
Reserve studies
Insurance policies
CC&Rs
Bylaws
Recorded legal documents
Condominium questionnaires
Experience reviewing projects for FHA, VA, and/or conventional financing eligibility
Strong analytical and problem-solving skills
Excellent written and verbal communication skills
Ability to manage multiple deadlines and priorities in a fast-paced environment
Highly organized with strong attention to detail
Ability to work independently with minimal supervision
Ability to commute to Huntington Beach, CA for required in-office days
Preferred Qualifications
Direct experience preparing FHA condominium approval or recertification submissions
Experience with Fannie Mae conventional condominium project reviews
Knowledge of VA condominium approval requirements
Experience using Fannie Mae Project Eligibility Review Service (PERS)
Knowledge of SB 326 inspection requirements and their impact on mortgage financing eligibility
Background working for a condominium approval company, lender, underwriting firm, HOA management company, or related industry
Familiarity with Freddie Mac, Non-QM, or Jumbo condominium review requirements
