    Job Summary:
    The Director of Construction will plan and oversee construction and major capital improvement projects. Will be responsible for the management, oversight, and execution of construction for existing and development projects. Under the general supervision of the Director of Operations, the Director of Construction will be responsible for projects from inception to completion to ensure they are completed on schedule and in a cost-effective manner. Among other responsibilities, this position requires understanding and mastering in budgeting, construction, organization, implementation, and scheduling of the projects. This position will require an advanced understanding of all facets of the construction process, familiarity with construction management software packages, the ability to plan and see the “big picture” and be able to work under pressure. Responsible for the day-to-day activities of development or redevelopment projects, involving the coordination of professional services such as architects/development consultants, government agencies involved in entitlement and approval processes, or community groups involved with the project. May also have technical assignments related to one or more aspects of the development process, as well as the overall timeline and tracking of progress and development budget. May also be involved in the day-to-day, on-site development and construction.

    This job will require to oversee and direct all phases of projects; Design and implement project plans; Communicate directly with contractors/designers concerning project cost, staffing, and scheduling; Prepare project status reports and works to ensure plans adhere to contract specifications, with depth understanding in risk management and construction materials. Communicate with stakeholders. Specific responsibilities include pre-construction efforts, design development, consultant teams, project scheduling, project budgeting, and contractor and subcontractor efforts. These Projects may require additional personnel to assist this role and will require close collaboration and coordination with team members.

    Experience:
    10+ years of experience in construction management
    Ability to oversee general operations of several residential/commercial properties
    Advanced computer literate, including Microsoft, Office, Excel, Google Suite, and other various operational and job costing programs
    Advanced knowledge of construction management processes, means, and methods
    Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards

    Education:
    BS degree in construction management, architecture, engineering or related field or equivalent experience
    Certified Construction Manager (CCM) certificate preferred
    Contractor’s License (C4) Preferred

    Additional Requirements:
    To perform the job successfully, an individual should demonstrate the following
    competencies: In-depth understanding of construction procedures and material and project management principles; Familiarity with quality and health and safety standards; Outstanding communication and negotiation skills; Ability to read blueprints, structural drawings and plan sets; Advanced understanding of risk management policies and procedures; Extensive experience managing budgets for large construction projects; Strong knowledge of construction materials, processes and equipment.

    Job Duties and Responsibilities:
    Oversee and direct multiple construction and major capital improvement projects from inception to completion; Ensure that projects are completed on time and within budget; Evaluate progress and prepare detailed reports
    Direct the construction phase of the Projects, including directing and tracking the administration of all related submittals, RFI’s, change orders, and preparation of Project meeting minutes.
    Compile and plan the budget, cost estimates, and other financial estimates; Coordinate, plan, and manage schedules for contractors and subcontractors; Review the project in-depth to schedule deliverables and estimate costs
    Resolve all consultant, contractor, subcontractor, and vendor disputes. Resolves field construction issues by coordinating with the engineering department, third parties, and other agencies as necessary.
    Direct the successful closeout of the Projects including final close-out negotiations with all consultants, contractors, and subcontractors.
    Contract Negotiations
    Manage and oversee construction department staff
    Hire contractors and other staff and allocate responsibilities
    Conduct performance reviews
    Review and manage materials and equipment; Acquire equipment and material and monitor stocks to timely handle inadequacies
    Create analytical reports, to budget, track project status and forecasting
    Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met; Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
    Estimate costs and create preliminary budgets
    Select tools, materials and equipment, and track inventory
    Meet contractual conditions of performance
    Review the work progress on a daily basis; Conduct meetings on-site with architect, client and construction crew
    Prepare internal and external reports pertaining to job status
    Plan ahead to prevent problems and resolve any emerging ones
    Negotiate terms of agreements, draft contracts and obtain permits and licenses
    Analyze, manage and mitigate risks
    Ensure quality construction standards and the use of proper construction techniques
    Collaborate with engineers, architects, etc. to determine the specifications of the project; Collaborate with the architect and construction crew to ensure the feasibility of each project
    Obtain permits and licenses from appropriate authorities
    Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations
    Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
    Supervise the work of laborers, mechanics, etc. and give them guidance when needed.
