    My client, a well-established property management firm has a real estate portfolio that consists of both Commercial and Residential with Residential having over 14,000 units spread out through Southern CA, Las Vegas, NV and Fort Worth, TX. Headquartered in Long Beach, CA and believes in continually growing and expanding while providing high-quality service! 

    Position Brief:

    The Community Manager II oversees the daily operations of a large Park (over 400 units), onsite rentals, and the Community including, but not limited to, managing financial matters, handling resident relations, coordinating maintenance work, enforcing leases, and preparing performance reports. They manage the activities of the entire on-site staff and coordinate available resources to effectively and successfully accomplish financial and operational objectives. The ideal Manager should be able to sell units with our affiliated Dealership, Willow Tree, maintain inventory units, tag expenses appropriately and assist with the sales process.

    Experience:

    • Position prefers 5-7 years’ experience of customer service, preferable in Property Management and Maintenance
    • Proficiency in G-Suite, Adobe, MS Word, MS Excel and MS Outlook a must, Yardi or similar property Management software’s
    • Knowledge of operating standard office equipment
    • Excellent communication skills - written and verbal
    • independently in a dynamic environment
    • Ability to prioritize projects and strong problem-solving skills; research skills and attention to details

    Education:

    • High School Diploma or equivalent required Degree, or real estate education - preferred
    • License for MH Sales - must (and can be obtained within 90 days)

    Job Duties and Responsibilities:

    • Keep accurate records of all community transactions and submit on a timely basis (ex: rent rolls, delinquency reports, move-in/move-outs, etc.).
    • Set team and individual performance goals; weekly, monthly and annual and conduct meetings to communicate goals and provide support to accomplish goals
    • Supervise and motivate team members to achieve operational goals; provide ongoing feedback as well as formal and informal performance evaluation, facilitate performance management for underperformance up to and including terminations of employment if warranted
    • Train large teams (more than 5 employees); provide new orientation, instructions on procedures and guidelines and safety standards
    • Work independently on contracts with vendors and contractors; approve large scale deals
    • Work independently with government agencies, cities, pulling permits, inspections and with insurance, dealers, law enforcement, etc.; team members work to ensure quality and adherence to standards
    • Manage team time keeping; review, correct and approve timesheets awareness of industry laws, standards and regulations as well as market/industry conditions and trends via trade publications, professional organizations, etc.
    • Conduct sales of new and used Manufactured Homes and RVs. Process applications, maintain publications and ads, and conduct shows and move-ins and enforce policies/procedures; collecting of rent in a timely manner according to business standards
    • Oversee leasing activities to achieve occupancy standards; advertise available units using a variety of media and promotional materials, plan events to generate traffic, post ads on digital and print media, enter guests and leads in the system.
    • Screening and processing process; including generating reports, evaluating residents standing, assessing rental rates, determine rent adjustments and concessions, and negotiate incentive offers and adhere to the renal criteria
    • Communicate with Marketing Department periodically to obtain advertising information and order materials and assure all adheres to the Branding guidelines
    • Generate necessary legal action, notices (7-day, 3/60-day notices, 14-day notices) documents and process in accordance with State Law and company guidelines
    • Contractor work; communicate with vendors regarding work schedule, work quality and billing; maintain a collaborative relationship
    • Walk and inspect the community and check vacant apartments on a regular basis
    • (Gas, Electric, Water, Fire Hydrants, HCD Compliance, etc.)
    • Conduct inspections of units as appropriate (semiannual and annual); inspect with residents as required to assess apartment conditions positive resident relations; plan and conduct resident appreciation activities
    • Enforce occupancy policies and procedures by identifying violations and addressing violators
    • Draft and review budget, bid comparisons, vendor vetting criteria, materials princess and monitor work upon start until completion including progress reports, and payments.
    • Oversee maintenance and repairs including managing inventory and aging of work orders to maintain alignment with business standards
    • Assure quality and quantity of market ready Homes and Rentals
    • Meet with Maintenance Supervisor daily to discuss schedules and maintenance activities and Mobile Maintenance usage and accuracy trends
    • all liability and community incidents to Asset Manager immediately
    • Stay on top of all employee related matters with the Asset Manager and HR Team, complete all necessary personnel related paperwork, approve timecards, monitor Over Time and ensure labor allocations are accurate for each pay period.
    • Ensure that all workers' compensation claims are reported and proper paperwork is completed
    • Accomplishes financial objectives; set market rents, formulate annual budgets and income projections, schedule expenditures; analyze variances and initiate corrective action to meet budget
    • records and submit required reports to leadership as appropriate (daily, weekly, monthly)
