    IRBY Group’s fast-growing residential construction division, Blueprint Community Homes, specializes in small subdivisions and infill lot development. We focus on delivering affordable, smaller homes ideal for both starter homebuyers and build-to-rent investors. We subcontract all labor and manage material vendors in-house. We are seeking a highly organized and proactive Construction Coordinator with a pre-construction focus to help us scale by managing the front-end of our building process—from raw land to shovel-ready. This is not an exclusively field superintendent position. Instead, you will be the engine behind getting homes ready to build. Your primary focus will be pre-construction coordination, including lot & land acquisitions, site readiness, entitlements, budgeting, and permitting. If you love solving problems, navigating municipal processes, and keeping development projects moving — this role is for you. This is an in-office position at our headquarters in Mobile, Alabama. What We Offer: • Competitive base salary ($50K–$60K+ depending on experience) • Performance-based bonuses and incentives ($20K+ annually) • Paid time off and health benefits • Vehicle stipend or mileage reimbursement • Opportunities for growth in a dynamic, high-impact environment Responsibilities: • Analyze lot and land leads for viability for new construction projects • Perform pre-purchase due diligence, site evaluations, and lot selection • Coordinate entitlements, rezoning, and subdivision applications • Work with engineers, architects, and surveyors on site plans and layouts • Apply for and manage permits and inspections with local municipalities • Assist with budgeting and pre-construction cost estimates • Select and adjust house plans to fit site specs, market needs, and code compliance • Coordinate vendors, utilities, and subcontractors to prepare sites for vertical construction • Track timelines and approvals, and regularly report to leadership on project readiness • Ensure compliance with all applicable building codes and zoning laws Qualifications: What We're Looking For: • 3+ years of experience in residential construction, land development, or pre-construction coordination • Knowledge of permitting, zoning, and land development processes • Ability to read and interpret site plans, house plans, and surveys • Strong communication and follow-up skills with contractors, engineers, and government agencies • Self-starter with the ability to juggle multiple projects at once • Proficiency in technology tools like BuilderTrend, Procore, Contractor Foreman, or other project management platforms is a plus Compensation: $70,000 - $80,000+ yearly
