    About Us:

    The Palombo Group manages K-12 Education and Municipal construction projects throughout the mid-Hudson Valley region. Our company is currently seeking experienced Construction Management Project Superintendents to supervise and coordinate the daily activity of multi-million-dollar Public Works projects.

    The role of CM Project Superintendent requires a high level of organization, technical skills, and excellent written and verbal communication. The right candidate for this role will have a demonstrated background in building and coordinating multiple contractors to meet project milestones. Project Superintendents will utilize strong relationship management skills to foster an environment of teamwork and clear communication with Project Managers, Owners, Architects, Engineers, Contractors and Vendors, while ensuring that work is carried out safely, to specifications, within budget, and on schedule.

    Superintendents must be able to efficiently use technology to document the project’s daily progress through daily work logs, photos, and worksite observation tools using a tablet.

    The Palombo Group Inc is seeking a dynamic and experienced Construction Management Project Superintendent to join our team in Poughkeepsie, NY. In this pivotal role, you will oversee construction projects from inception to completion, ensuring quality, safety, and efficiency.     Primary functions include but are not limited to:

    Preconstruction:

    Conduct a full “Constructability Review” which includes detailed review of project documents and on-site investigative work (as practical) to generate a list of comments for the Architect / Engineer to review.

    Assist project team with ideas for phasing, logistics and scheduling. Review design to see how it aligns with planned or phased work and take note of any constraints that will limit the ability to complete work.

    Discuss any potential value engineering or cost saving ideas.

    Bidding:

    Assist project team with soliciting bids to various contractors which would include making phone calls to potential bidders to help “Sell” the job.

    Attend and participate in the pre-bid meeting.

    Following receipt of bids, assist and participate with project team in preparing questions to present to the low bidder(s) during qualification meeting(s).

    Construction:

    On site daily oversight of all contractors to monitor quality of work including detailed daily reports and photos. Review schedules, manpower, inventory of materials on site and report any deficiencies. Verify completed work complies with applicable codes, local codes, drawings, and specifications.

    Review and comment on contractor “schedule of values” (SOV) and progress payment applications with project manager. Discuss any large differences with contractor prior to passing comments on to Architect for their review.

    Review contractor submittals and maintain log of required re-submissions or noted comments by Architect to ensure proper materials are used on site. Track lead times and milestone schedule for various material items to help ensure materials will be on site when needed.

    Conduct bi-weekly construction progress meetings with the entire project team. Schedule & conduct field meetings, coordination, pre-con and pre-installation meetings.

    Review layout, control lines and various elevations for accuracy. Assure all parties are using the same benchmark if applicable. Question anything that does not appear correct. Look ahead of current construction to identify and resolve potential conflicts. Research and recommend resolutions to drawing interpretation problems, conflicts, interferences, and errors. Review drawings and specifications thoroughly and if necessary, initiate RFI’s and follow through to resolution.

    Perform a detailed review of contractor proposals including necessary quantity takeoff, drawings or sketches to support comments, assure proper labor, equipment and material back up are provided to justify a potential change order.

    Coordination of various contractors to keep the project schedule on task. Spearhead MEP coordination tasks by actively setting up coordination meetings with completion goals. Coordinate with third party inspection companies and contractors requiring said inspections.

    Prepare and disseminate all required documentation records such as RFI responses, Change Directives, Material and equipment submittals, status reports, as built drawings, etc. Maintain project documents to include RFI’s, bulletins, ASI’s, sketches etc.

    Work in a manner to ensure your personal safety and that of fellow employees by following company health and safety guidelines and policies. Perform additional assignments per supervisor's direction.

    Close Out:

    Assist architect, engineers and owner with substantial completion inspection(s) and generate an appropriate “punch list”.

    Schedule and monitor completion of all punch list work.

    Schedule all required demonstration and training for all installed equipment or systems.

    Review and maintain a log of all turnover materials AKA “attic stock” / “extra materials” etc.

    Review of O&M’s, record drawings and warranties for conformance with the contract documents.

    Review & recommend Final payment for each prime contractor.

    Other:

    Utilize Procore and other construction management software provided throughout all phases of planning and construction.

    Provide support to Project Team including Project Executives, Managers, and Administrators

    Work with Project Executive / Manager on various projects that require estimating or assistance during any phase of a project.

    REQUIRED SKILLS:

    Ability to lead and manage contractors and site crews successfully toward project goals.

    Strong knowledge of the construction industry; stays current on industry trends, lead times, cost of materials, and other items that affect project time and budget.

    Able to track, name and store electronic documents according to standard operating procedures.

    Ability to recognize conflicts and issues and act promptly to reduce delays and costs.

    Flexibility in response to change of scope, even on short notice.

    Strong computer skills with the ability to learn new programs, as needed. Proficiency in MS Office Suite including Outlook, Word, Excel, and OneDrive.

    Must maintain professionalism in all interactions with clients, co-workers and other agencies working with the company.

    Compose clear and concise written correspondence/ emails.

    Excellent organizational skills with ability to keep track of open items to resolution.

    PREFERRED SKILLS:

    Experience with Procore Construction Management software

    Experience with K-12 education construction and public works

    Experience overseeing projects valued at $10M or more.
