Construction Manager (Ground Up Developments) – RE Developer

Our client is a well-established commercial real estate developer and investment firm with a strong portfolio of ground-up projects across the West Coast. They are seeking a Construction Manager who has experience in ground-up construction to oversee all phases of development—from preconstruction through project delivery—on a diverse range of commercial properties.
This role will work closely with the Development Manager and external partners, ensuring projects are executed on time, within budget, and to the highest quality standards. The ideal candidate is detail-oriented, proactive, and experienced in managing new construction for commercial developments such as industrial, retail, or mixed-use properties.
Key Responsibilities
- Oversee all aspects of ground-up construction, from sitework and foundation through project closeout.
- Manage project schedules, budgets, and quality standards across multiple active job sites.
- Partner with design and development teams during preconstruction to review plans for constructability, scope alignment, and value engineering opportunities.
- Coordinate and communicate regularly with general contractors, architects, engineers, and third-party consultants.
- Review and approve pay applications, change orders, and construction progress reports.
- Conduct regular site visits throughout the West Coast for milestone inspections, progress verification, and issue resolution.
- Lead contractor selection and bid review processes in collaboration with the Development Manager.
- Manage all construction documentation, including RFIs, submittals, ASIs, and closeout deliverables (as-builts, O&Ms, warranties, lien releases).
- Support post-construction efforts, including turnover to asset management and capital improvements.
Qualifications
- 8–10+ years of experience managing ground-up commercial construction projects from start to finish.
- Strong knowledge of construction means, methods, and sequencing for Type I & II structures (steel, concrete, and wood frame).
- Proven experience coordinating with design, engineering, and development teams.
- Proficiency with scheduling and project management software such as Procore, MS Project, SmartSheet, or Primavera P6.
- Strong communication, organization, and problem-solving skills.
- Ability to travel regionally for site visits several times per month.
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
Compensation & Benefits
- Base Salary: $125,000 – $150,000
- Annual Bonus: Target of 50% of base salary
