    Job Description

    The Construction Manager (CapEx – Operations) is responsible for executing multifamily capital projects and unit renovations including budget and scope development, planning, supervision, cost management, project tracking, reporting and closeout. The Construction Manager is a key member of the CapEx and Asset Management teams and will coordinate with vendors, operating partners, senior management, key functional teams and other stakeholders. The position requires an organized and dynamic person with strong leadership skills. Must have strong multifamily experience and a proven track record successfully delivering capex, asset preservation and unit renovation projects. Strong written and oral communications, technical knowledge, computer skills are part of the overall requirements.

    What You Will Do:

    • Manages execution of capital projects and unit renovations while managing to capital expenditure budgets and maintaining project status reporting.
    • Oversee operating partners in accordance with company guidelines and protocols.
    • Oversee of Project Engineer(s), Architect(s), Consultant(s) and other members of project team.
    • Coordinate and liaison with local municipality for issuance of required permits or code compliance items.
    • Construction Manager is responsible for project scope development, bidding, scheduling and preparation of contracts.
    • Coordinate the work with the property management team and oversee project execution.
    • Provide necessary communications and daily updates of activities that impact the site, buildings and residents.
    • Maintain project status reporting within company systems to track budgets, schedule dates, invoicing and cost forecasting.
    • Construction Manager will manage vendor invoicing. Review payment applications for accuracy and ensure lien releases or other documentation related to payments are provided. Prepare a complete package submittal for processing and payment.
    • Verifies that quality of finished work meets expectations set forth in the executed contract, industry standards and company policy.
    • Construction Manager will prepare and manage property specific capital plans and budgets.
    • Support Transactions team during acquisitions due diligence, property dispositions and refinancing.
    • Provide internal assistance such as technical guidance and training to coworkers.
    • Ensure risk management and insurance loss protocols are adhered to.
    • Develop and maintains strong business relationships with the property management teams, local contractors, consultants and national strategic partners.

    What You Should Have:

    • 8+ years’ construction management experience in multi-family related construction or equivalent combination of technical training and related experience.
    • Bachelor’s degree in construction management, engineering, architecture, or related field. Equivalent experience may be considered as well.
    • Professional demeanor and ability to effectively communicate with design consultants, contractors, vendors, operating partners and internal stakeholders.
    • Experience with construction cost estimating, scope development, contracts management and construction administration.
    • Ability to write RFP’s, scopes of work and contract documents.
    • Ability to develop project budgets, evaluate contractor proposals and track project expenditures.
    • Ability to identify, manage and mitigate risk issues.
    • Ability to lead, influence and direct others as needed.
    • Demonstrated ability to understand, analyze and communicate complex documents affecting projects including construction drawings, surveys, and contracts.
    • Ability to manage numerous projects simultaneously.
    • Must demonstrate attention to detail and possess a strong ability to set strategic priorities.
    • Ability to travel 50% annually based on business requirements.
    • Excellent verbal and written communication skills.
    • Proficiency with construction management software and the Microsoft Office suite of products (Word, Excel, Outlook, MS Project).

    _ Base Compensation Range_ :

    $150,000.00 To $175,000.00 Annually. This represents the presently-anticipated low and high end of the Company’s base compensation range for this position. Actual base compensation range may vary based on various factors, including but not limited to location and experience.

    ** Total Direct Compensation** : This job is also eligible for discretionary bonus and incentive compensation on an annual basis.

    ** Benefits** : The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).
