    Job Summary

    BlackHorse is seeking a detail-oriented and dependable Residential/Commercial Construction Project Manager to join our growing team. In this role, you will oversee residential projects from planning through completion, ensuring they run smoothly, stay on schedule, and remain within budget.

    The ideal candidate has a strong background in residential/Commercial construction, excellent communication skills, and a proven ability to manage multiple moving parts while keeping clients informed and satisfied.

    Responsibilities

    Oversee and manage all aspects of assigned residential projects.

    Coordinate with homeowners, architects, engineers, and contractors to define project scope and specifications.

    Prepare and manage project schedules, setting key milestones and ensuring timely delivery.

    Negotiate and manage contracts with subcontractors, vendors, and suppliers.

    Secure necessary permits and ensure compliance with local codes and safety regulations.

    Supervise on-site activity, ensuring quality workmanship and safety standards.

    Monitor project costs, provide accurate estimates, and keep budgets on track.

    Anticipate and resolve issues quickly to avoid project delays.

    Provide regular progress updates to clients and internal stakeholders.

    Qualifications

    Bachelor’s degree in construction management, engineering, or a related field (preferred but NOT required).

    Prior experience as a Residential/Commercial Construction Project Manager or similar role.

    Strong knowledge of residential/commercial building methods, materials, and local building codes.

    Project Management Certification (preferred but NOT required).

    Excellent organizational and leadership skills with the ability to manage multiple projects.

    Skilled in Microsoft Excel and project management software.

    Strong problem-solving and crisis-resolution skills.

    Ability to break down large projects into clear, manageable steps.
