    Octane Design, LLC is looking for an experienced Project Manager - Restaurant, Retail & Commercial Construction - to join our team! Our average projects are six, 14 or 32 weeks in length. Under the direction of the Principal, the Project Manager is responsible for the overall management of simultaneous construction projects on a nationwide scale. This position requires initiative, is accountable for the profit/loss realized and has ultimate responsibility for the financial performance of projects.

    Who are we? Octane Design, LLC is a general contractor located in north Phoenix. You may not have heard of our firm (yet), but you have seen our work. We have done general contract work for several retailers such as L'Occitane En Provence, Clarins, Chico's, Lululemon and Insomnia Cookies. We are also involved in projects in the financial, medical, 3PL, and food service industries. Our business is growing exponentially, and we are adding a Project Manager (PM) to join our team to perform the following functions:

    Responsibilities:

    Responsible for the entire proposal preparation effort. Responsible for estimating efforts relative to projects. Develop job progress schedule(s) to ensure that actual construction parallels with the schedule. Monitors delivery of all materials needed for projects.

    Coordinates the interrelated activities of colleagues, subcontractors, suppliers, vendors and customers. Coordinates design and engineering efforts; monitors and reports on the financial status of projects and is responsible for subcontract and contract administration.

    Negotiates contracts with subcontractors and vendors for various trades, ensuring that all phases of the work are encompassed, and clear definitions of work responsibilities are defined.

    Reviews shop drawings and submittals to ensure compliance with scope of work.

    Reviews and approves subcontractor change orders related to scope, to ensure financial coverage within projects. Issues appropriate change orders to subcontractors and customers in a timely fashion, to meet cost and delivery goals.

    Works with clients and architects to ensure projects are designed, procured and constructed within the boundaries of operating guidelines, while conforming to technical requirements and ensuring customer satisfaction.

    Visits job sites as needed to review the progress and quality of work, as well as to professionally represent Octane Design to partners and clients on-site.

    Prepares various reports to successfully manage projects, track progress analysis/schedules, provide weekly client cost summaries and submit weekly progress photo packages to clients.

    Organizes and maintains job files to ensure continuity of workflow.

    Submits verbal and written project status reports to management.

    Promotes and implements the Safety Program & Quality Management System.

    Requirements:

    Preference will be given to candidates with a bachelor's degree from an accredited college or university in a related field, such as Engineering, Construction Management, or Architecture - plus three (3) years of directly-related experience; OR a minimum of five (5) years' experience in retail or restaurant / commercial construction project management.

    Experience as the lead project manager of construction projects is required, encompassing: Both TI and Ground Up • Open Store Remodels • Fast Track Schedules.

    Proficiency with construction software such as Procore Construction Management or MS Project, and CAD. Skilled user of Microsoft 365 office suite, especially Excel.

    Effective working as a team member or independently, with minimal supervision.

    English-language fluency in reading, writing and speaking.

    Available to travel 40% of the time, including out-of-state and / or overnight trips.

    Able to successfully complete a background check, including verification of an acceptable motor vehicle record (MVR).

    Able to lift and transport 30 lbs. at a time; frequent sitting, standing, bending and kneeling; extended use of common office equipment; heavy telephone and computer screen usage required.
