Our client is an established design-build general contractor specializing in commercial construction projects. Their integrated approach brings together construction management, architecture, design coordination, and project delivery to support projects from initial planning through completion.
The Construction Project Manager will manage commercial construction projects ranging from $1 million to $25 million, with responsibility for project scheduling, budgeting, bidding and buyout, subcontractor management, change orders, progress billing, quality control, and coordination with field superintendents and clients. Projects include upscale retail-oriented commercial construction, with banking and credit union projects among the types of work performed.
Responsibilities:
Manage commercial construction projects ranging from $1 million to $25 million from preconstruction and bidding through construction and project closeout
Lead and coordinate on-site superintendents and project teams throughout the construction process
Read and interpret architectural plans, construction drawings, specifications, and project documentation
Manage project bidding, subcontractor buyout, subcontractor selection, scopes of work, and subcontract issuance
Develop and manage project schedules, deadlines, budgets, cost reporting, progress reports, and progress billing
Coordinate design review, design changes, construction documentation, and project requirements with clients, architects, subcontractors, and project teams
Manage change orders, additional work proposals, pricing impacts, cost adjustments, and value engineering
Monitor project costs, schedules, quality control, construction safety, and overall project performance
Analyze project progress and adjust project scope, schedules, and costs as required to maintain budget and schedule requirements
Manage client coordination regarding scopes of work, project changes, pricing, cost reduction opportunities, and value engineering
Oversee the technical and contractual requirements of project deliverables
Report project progress, outcomes, risks, and project-related issues to management
Qualifications:
Bachelor’s degree required
5+ years project management experience with commercial construction
Experience managing commercial construction projects, including project scheduling, budgeting, cost reporting, bidding, subcontractor buyout, change orders, progress billing, and project coordination
Experience reading and interpreting architectural plans, construction drawings, and specifications
Proficiency in Microsoft Office (Outlook, Excel, Word, PowerPoint)
