Construction Project Manager (Field-Based) — Residential Exteriors

We’re a high-end residential exterior contractor specializing in roofing, siding, windows, and doors throughout Nassau, Suffolk, and Brooklyn. Our reputation is built on clean jobsites, tight scheduling, premium installation standards, and a client experience that matches the quality of our work.
We’re hiring a hands-on, field-driven Construction Project Manager who leads from the front. This is not a desk-based PM role—you will be on-site daily, directing crews, controlling the jobsite, communicating with homeowners, and driving projects to profitable, on-time completion.
Role Focus (Exterior Specialization Required)
This role requires strong, relevant experience managing residential exterior projects, including:
Roofing systems: shingles, flashing details, ventilation (ridge/soffit), underlayment/ice & water, leak prevention and punch-list closeout
Siding systems: James Hardie, cedar, PVC, board & batten, trim/corner details, water management, and finish quality
Windows & doors: installation oversight, flashing/waterproofing integration, water testing readiness, and clean interior/exterior protection
Field Expectations
Be on-site daily to lead production, remove blockers, and keep crews/subs moving
Control jobsite logistics: access, protection, safety, staging, debris management, and homeowner coordination
Proactively identify issues before they become callbacks (details, transitions, water management, and finish work)
Communication Standard (Non-Negotiable)
Provide daily homeowner communication: status, next steps, and any impacts to access, noise, or schedule
Document updates, decisions, and changes clearly and professionally
Protect the client experience—cleanliness, respect for property, and clear expectations are part of the job
Key Responsibilities
Lead production in the field: manage field crews and set daily priorities; enforce quality and jobsite standards
Scheduling & coordination: build and maintain look-ahead schedules; coordinate labor, materials, dumpsters, permits/inspections (as applicable), and access with the help of production manager
Quality control inspections: perform staged inspections (tear-off/prep, flashing/waterproofing, install, punch list) to ensure manufacturer-level details and long-term performance
Material ordering accuracy: verify quantities, colors, profiles, trim packages, and lead times; prevent delays and costly reorders (with support from the production team)
Change order identification & execution: spot scope gaps/added work early; document clearly; price/coordinate approvals; execute without disrupting schedule
Payment collection tied to milestones: confirm milestone completion, communicate with homeowners, and support timely collection per contract terms
Job cost tracking & P&L accountability: track labor, material, and subcontract costs; protect gross margin; participate in weekly job reviews and close-out P&L for each project
Problem resolution: handle site issues decisively—crew performance, material shortages, weather impacts, homeowner concerns, and detail corrections
Documentation & closeout: maintain daily notes/photos, manage punch lists, and ensure the job is completed to standard before final sign-off
Success in this role is measured by:
Project profitability (job cost control and disciplined change management)
On-time completion and strong schedule recovery when conditions change
Quality of installation (detail-driven work that reduces callbacks)
Client satisfaction driven by daily updates and a professional jobsite experience
Capacity to manage 3–5 projects simultaneously across Nassau, Suffolk, and Brooklyn
Requirements
Field-first mindset: you prefer the jobsite to the desk and lead crews with clear direction and high standards
Residential exterior construction experience strongly preferred (roofing, siding, windows, doors) with knowledge of flashing, waterproofing, ventilation, and water management details
Construction background required; carpentry experience strongly preferred
Ability to run multiple active jobs and priorities without losing control of details
Strong client communication: professional, calm, and clear—able to set expectations and protect the customer experience
Attention to detail and pride in clean, accurate work (scope, materials, punch lists, and closeout)
Ownership-driven attitude: accountable for outcomes; solves problems instead of passing them along
Comfort with estimating, schedules, contracts, subcontracts, and change order procedures
Computer literate (Microsoft Word required; additional project tools a plus)
Spanish-speaking preferred
Valid driver’s license; must be able to pass a drug test
Schedule: 6:30am–4:30pm, Monday–Saturday (occasional earlier/later as needed for the job)
Compensation & Benefits
$1,500/week during a 30-day evaluation period
$110,000 first year (target compensation)
$130,000–$135,000 second year (performance-based target range)
