We are hiring a focused and motivated Construction Project Manager to manage multiple renovation projects simultaneously and translate processes into a well-oiled machine. You’ll work with contractors, subcontractors, and supply vendors to orchestrate project plans to make sure it’s done right! Responsibilities: • Determine the project deliverables and specifications, including the project scope, necessary project resources, and estimated labor needed to complete the project • Negotiate profitable contracts with external vendors, general contractors, and subcontractors • Provide accurate cost estimates of the project upfront and accurately control the budget throughout the project • Manage general contractors and subcontractors, and provide guidance as needed to ensure high-quality standards are met • Review vendor workmanship to ensure all items on the statement of work are complete, and mark contracts complete. Ensure vendors and contractors are held accountable for quality, completeness, and timely work • Ensure the appropriate licenses or permits are in place to validate that renovation/construction is up to the appropriate code • Communicate with key stakeholders the status of the project through regular progress status reports Qualifications: • Possess a deep understanding of the construction industry and the entire building process, including building codes, blueprints, permits, construction equipment, material resources, project management principles, and construction methods • Strong organizational and time-management skills for both self and others to consistently meet goals and deadlines while maintaining quality • Ability to effectively communicate, manage, and execute multiple activities in a fast-paced work environment • 3-5 years of residential construction/inspection experience with vocational/technical school a plus • Demonstrated ability to create, manage budgets, and negotiate contracts • Deep knowledge of local and national building/property management codes • Experience using construction or project management software preferred • Must be proactive, self-directed, and highly motivated Compensation: $ 50,000 - $ 60,000 yearly
