    Construction Project Manager - Multifamily Renovations - Base Salary to 85k/year - Akron, OH

    • Our client is seeking a Construction Project Manager to oversee multifamily renovation and occupied housing projects from preconstruction through closeout. This individual will be responsible for managing project budgets, schedules, subcontractors, procurement activities, compliance requirements, owner communication, and overall project execution.
    • This role is ideal for a Construction Project Manager with experience managing multifamily renovation, occupied housing, commercial renovation, affordable housing, or capital improvement projects who can successfully coordinate multiple projects while maintaining quality, schedule, and budget objectives.

    Responsibilities:

    • Manage construction projects from buyout through final completion and closeout.
    • Develop and maintain project schedules, milestones, and critical path activities.
    • Monitor project performance, identify risks, and implement solutions to minimize delays and cost impacts.
    • Coordinate project execution with Superintendents, subcontractors, vendors, and project stakeholders to ensure quality standards, schedule adherence, and client satisfaction.
    • Manage project budgets, forecasting, cost reporting, and work-in-progress reporting.
    • Review and approve subcontractor invoices, lien waivers, and related project documentation.
    • Coordinate monthly owner billings utilizing AIA G702 and G703 applications.
    • Track and manage change orders throughout the project lifecycle.
    • Review and administer subcontract agreements, scopes of work, and project commitments.
    • Lead subcontractor coordination meetings and maintain project accountability.
    • Manage procurement activities, material purchasing, and material tracking to support project schedules.
    • Serve as the primary point of contact for owners and project stakeholders.
    • Lead Owner-Architect-Contractor (OAC) meetings and project status reviews.
    • Coordinate activities between field operations, estimating, purchasing, and executive leadership teams.
    • Manage RFIs, submittals, project documentation, and closeout requirements.
    • Maintain accurate project records utilizing Procore or similar construction management software.
    • Ensure compliance with applicable federal, state, agency, and project-specific requirements, including affordable housing, prevailing wage, HUD, Davis-Bacon, Section 3, OHFA, NJEDA, and related project requirements when applicable.
    • Coordinate project closeout activities including warranties, O&M manuals, punch lists, final inspections, and turnover documentation.

    Qualifications:

    • Experience managing commercial, multifamily renovation, occupied housing, or renovation construction projects.
    • Strong understanding of construction budgeting, scheduling, forecasting, cost control, and subcontractor management.
    • Experience managing RFIs, submittals, change orders, owner billings, and project documentation.
    • Experience coordinating subcontractors, vendors, procurement activities, and material tracking.
    • Familiarity with Procore or similar construction management software.
    • Experience leading owner meetings and coordinating project stakeholders.
    • Ability to manage multiple projects and priorities simultaneously.
    • Strong problem-solving, negotiation, and project coordination skills.

    Compensation:

    • Base salary in the 70k - 85k/year range
