Construction Project Manager
Location: Maryland (MD) Office with work on job sites in Maryland, Washington, D.C., and Virginia
About the Role
We are a growing facilities maintenance company seeking a Construction Project Manager to oversee the administrative and operational aspects of our construction projects. This role involves preparing cost proposals, managing schedules, ordering materials, pulling necessary permits, coordinating across multiple trades (plumbing, HVAC, drywall, etc.), ensuring compliance, and working with subcontractors. As the company expands, there will be opportunities to eventually build and manage an in-house construction crew.
The role is based in our Maryland office, with frequent travel to job sites across MD, D.C., and VA.
Key Responsibilities
Project Administration
Prepare detailed cost proposals using a construction cost estimating platform, ensuring all work components are accurately priced.
Develop and maintain project schedules, ensuring work is completed on time and within budget.
Order and track materials, equipment, and supplies required for each project.
Pull necessary permits for projects, ensuring compliance with local regulations and codes.
Manage certified payrolls, ensuring employees are paid at the correct wage rates based on job classifications (e.g., drywall apprentice vs. general labor).
Ensure employees are properly clocked into the correct labor codes in real time for compliance.
Maintain accurate documentation for all construction projects, including meeting DCHA and other contract requirements.
Field & Vendor Coordination
Oversee and coordinate work across multiple trades (plumbing, HVAC, drywall, etc.), ensuring quality, safety, and adherence to project scope.
Conduct site visits in D.C. and surrounding areas to monitor project progress, resolve issues, and ensure safety and quality standards are met.
Prepare to transition into managing an in-house construction crew as the company grows.
Compliance, Training & Workforce Development
Train new hires on job expectations, safety protocols, and documentation requirements.
Manage Section 3 hiring efforts and ensure all workforce documentation complies with DCHA and similar contracts.
Research and identify public and private contracting opportunities when project volume is low to maintain workforce engagement.
Collaboration & Communication
Collaborate with the office team on project updates, staffing needs, and documentation.
Communicate effectively with clients, vendors, and subcontractors to ensure projects are completed on time, within scope, and to specification.
Required Qualifications
3–5+ years of construction project management experience, with hands-on experience managing projects across multiple trades (plumbing, HVAC, drywall, etc.).
Proficient in using construction cost estimating and project management platforms to create proposals and track project costs.
Experience pulling permits and ensuring compliance with local building codes.
Experience managing certified payrolls and ensuring labor compliance.
Strong organizational skills with attention to detail in scheduling, documentation, and cost tracking.
Ability to train, manage, and lead teams with a focus on safety, quality, and efficiency.
Ability to work from the MD office, with travel to job sites in D.C. and VA.
Preferred Qualifications
Experience managing both public and private sector construction projects.
Experience with DCHA or other government-funded contracts.
Knowledge of Section 3 hiring and compliance.
Experience building or managing an in-house construction crew.
Familiarity with bidding for public-sector and private-sector contracts.
