The PM is expected to lead the project towards successful completion. The PM leads the entire team through meetings, conflict resolutions, decision cycles, scheduling, financial expenditure, and challenges that arise each day.
Estimating:
Capable of completing a constructability review
Overlay sequencing / schedule / site conditions into the design
Logistics:
Capable of developing logistics to support the project
Schedule:
Has a good grasp of durations of typical activities
Can identify all tasks of a main or sub task set and ID the schedule drivers
Assess schedule impacts from sequencing / material & design elements / logistical requirements
Can follow critical path
Capability of leading and facilitating schedule meeting
Change Management:
Understand and anticipate change orders
Be able to lead, understand and present aspects / impacts of project changes with owners and subcontractors
Lead effective negotiation of changes with owners and subcontractors
Process and communicate changes into schedule
Client Relations:
Lead project kick-off with owners and project team
Communicate and anticipate client challenges
Able to have difficult conversations with owners to advise them of upcoming conflicts
Have a complete understanding of the Contracts (boilerplate, exhibits and addendums)
Subcontractor Management:
Lead and manage the subcontractor scope reviews
Able to prepare a scope sheet for subcontractor’s responsibilities
Training / Mentoring:
Able to train PE’s / APM’s and assist with Asst. Superintendents’ training as necessary
