• Cody M. Stevens Construction, Inc. (CMS Construction) is seeking a Project Superintendent to join our team! You will oversee project planning, scheduling, budgeting, and implementation. Please only apply for this position if you have a minimum of 5 years’ experience as a Superintendent on federal projects over $3M. Job Description: Project Superintendent • Supervise total construction effort to ensure the project is constructed in accordance with design, budget, and schedule. Includes interfacing with client representatives, architectural/engineering, and subcontractors. Plan, coordinate and supervise daily onsite functions such as subcontractor scheduling, production, and workmanship. Position has the potential to oversee one or more jobs/areas at a time and may require travel. The project is located on an active US military base, so applicants will be required to pass a government background check. The Superintendent position may also require some minor labor duties working such as site cleanup, protect in place, touch up/ punch list items, or picking up materials for workers. Work Locations: • Naval Base Ventura County, Edwards AFB, LAAFB, NASA, Ft. Irwin, and other DOD locations. Travel expenses covered by CMS include housing, flights, and fuel. • Other locations may include, but are not limited to: Southern California, Northern California. 4/10 or 5/8 Schedule dependent on job location. Salary depending on qualifications and experience. Salary range listed may go up or down depending on experience. Responsibilities: • Directly oversee job site personnel and subcontractors engaged in planning and executing work schedules and coordinating various phases of construction to prevent delays. • Work with the Project Manager and Scheduler in the development and refinement of the project schedule, to keep the schedules properly updated, and ensure that the job meets the completion date. Create or alter small project schedules using MS Project and MS Excel. • Proficient in reading construction drawings and specifications. • Oversee procurement of tools and materials to be delivered at specific times to conform to work schedules. • Inspect work in progress to ensure that workmanship conforms to specifications and adheres to construction schedules. • Prepare or review reports on project progress and real-time costs with the ability to adjust work schedules as needed to keep the project on time and on budget. • Prepare all field operations, including material tickets, 3-week schedule, progress schedule, daily reports, quality control and safety reports, and definable features of work. • Oversee and schedule CMS laborers. • Schedule, manage, and supervise completion of a final punch list. • Manage monthly project progress billings. • Ensure all company employees and contractors are adhering to the company safety policy. • Problem Solving: Analyze problems and make sound decisions in a timely manner based on objectives, risks, implications, and costs. Qualifications: • Must be a US Citizen, with a CA Real ID, and able to pass any federal background checks for Federal/DOD bases. • An undergraduate degree in architecture, engineering, or construction management is preferred. • 5 plus years of construction experience, a minimum of 3-5 years in a Superintendent role on projects above $3M. • Experience in large-scale construction management or construction trade with increasing levels of responsibility. • Federal government construction experience (Air Force, Corps of Engineers, and NAVFAC) is a plus • Identify and resolve problems in a timely manner; gather and analyze information skillfully; develop alternative solutions; work well in group problem-solving situations; use reason when dealing with emotional topics. • Write clearly and informatively; edit work for spelling and grammar; vary writing style to meet needs; present numerical data effectively; able to read and interpret written information. • Manage difficult customer situations; respond promptly to customer needs; solicit customer feedback to improve service; respond to requests for service and assistance; meet commitments. • Speak clearly and persuasively in positive or negative situations, listen, get clarification, and respond well to questions. • Proficient computer experience, including Microsoft Word, Microsoft Excel, Microsoft Outlook, Procore, and Microsoft Project scheduling, RMS 3.0 (USACE contracts) required. • Excellent communication skills and ability to work well with others. • Must pass pre-employment drug test/physical/background check. • Maintain a clean record to ensure GOV. badging/background checks.
