    Overview

    P&H Investment is seeking an individual with high integrity, who is self-motivated, proactive, and able to work effectively with property managers, owners, vendors, and senior leadership. The Controller is an accounting professional who has key responsibilities for overseeing all accounting and financial operations for the property management company. This includes managing property-level and corporate accounting, ensuring accurate financial reporting, maintaining strong internal controls, and providing strategic financial insights to support property operations, budgeting, and owner/customer relations. The ideal candidate has deep experience in real estate/property management accounting and thrives in a fast-paced environment managing multiple properties.

    Key Responsibilities

    · Oversee all accounting functions, including accounts payable, accounts receivable, payroll, general ledger, bank reconciliations, and cash management for the company and its managed portfolio.

    · Preparation of timely and accurate monthly, quarterly, and annual financial statements, including balance sheets, income statements, and cash flow reports.

    · Lead the annual budgeting process, financial forecasting, variance analysis (actual vs. budget), and cash flow projections for the company and individual properties.

    · Manage property onboarding and offboarding processes, including setup of new properties in the accounting system and coordination of financial transitions.

    · Ensure compliance with GAAP, tax regulations, loan covenants, property tax reporting, and other regulatory requirements (including 1099s, sales/use tax, and investor reporting).

    · Oversee reconciliations, tenant billings, security deposits, and recovery calculations.

    · Establish, document, and maintain internal controls, accounting policies, procedures, and treasury management strategies to safeguard assets and mitigate risks.

    · Coordinate with external auditors, tax preparers, lenders, owners/investors, and property managers; prepare audit packages and respond to inquiries.

    · Analyze financial data to identify trends, provide recommendations for cost savings/improvements, and support strategic decisions.

    · Utilize property management accounting software to ensure efficient and accurate recording of transactions.

    · Participate in special projects, such as system implementations, acquisitions, dispositions, or refinancing activities.

    Skills

    · Strong analytical and problem-solving abilities; exceptional attention to detail; excellent verbal and written communication skills; ability to manage multiple priorities and deadlines.

    · Proficiency in property management software (Appfolio) strongly preferred.

    · Ability to use Microsoft office (Word, Excel, etc.).

    · Knowledge of GAAP and real estate-specific accounting (e.g., straight-line rent, CAM reconciliations, lease accounting).

    · Excellent communication skills both orally and written.

    · Ability to work well under pressure and manage time effectively, in a constantly changing environment.

    · Ability to take initiative to develop new strategies and outside-the-box ideas for problem solving.

    · Ability to work independently or in a team.

    · Ability to establish and maintain working relationships.

    · Self-starter and goal oriented.

    · Strong interpersonal skills that allow for effective communication to our customers.

    · Manage and prioritize multiple tasks and projects in parallel in a time sensitive environment.

    Qualifications

    · Bachelor's degree in Accounting, Finance, or a related field required; Master's degree or CPA certification preferred.

    · Five (5) to seven (7) years of progressive accounting/finance experience required. Four (4) to five (5) years in real estate, property management, or multifamily/commercial real estate accounting preferred.

    Working Conditions:

    Full-time position with occasional evening or weekend work as needed.
