    About the Role

    This opportunity is with a growing firm focused on modernizing cost segregation and real estate tax analysis. The team is rethinking traditional, spreadsheet-heavy workflows and applying more structured, technology-enabled approaches to improve accuracy, consistency, and defensibility.

    You’ll work alongside experienced professionals with deep backgrounds in cost segregation, tax, construction, and technical analysis, contributing to high-quality studies while helping evolve internal tools and processes.

    What You’ll Do

    Cost Segregation Analysis
    • Perform cost segregation studies for residential, multifamily, and commercial properties

    • Identify and classify building components into appropriate MACRS recovery lives (5-, 7-, 15-, and 27.5/39-year)

    • Apply IRS guidance, audit techniques, and engineering-based cost segregation methodologies

    • Analyze construction documents, invoices, appraisals, surveys, floor plans, and closing statements

    Technical & Tax Rigor
    • Ensure studies are accurate, well-documented, and defensible under IRS scrutiny

    • Collaborate internally to collect, validate, and review supporting documentation

    • Contribute to internal standards and best practices for cost segregation methodology

    Process & Technology Enablement
    • Use internal tools and software-enabled workflows to perform and review studies

    • Provide feedback on workflows, edge cases, and accuracy improvements

    • Help transition cost segregation from static reports to more structured, data-driven outputs

    • Apply judgment to determine where automation adds value versus where expert analysis is required

    Ideal Background

    • 1–3 years of experience performing or supporting cost segregation studies

    • Strong understanding of MACRS classifications and IRS cost segregation guidance

    • Detail-oriented with a focus on accuracy and defensibility

    • Comfortable in fast-moving environments with evolving processes

    • Curious about improving traditional workflows through technology and automation
