Overview
This role has a direct reporting relationship to the Senior Director of Real Estate and Development and the Senior Vice President of Franchise Development. The Real Estate Manager (West Coast) is responsible for reviewing and approving sites under consideration from franchisees (including on-site tours), guiding territory penetration and club portfolio growth, and following each potential club’s development timeline from site selection to lease execution. The Real Estate Manager performs in-depth site and market analyses, gathering demographic, competitor data, and other real estate insights within their geographic coverage area. The West Coast coverage area includes Pacific Northwest, California, Southwest and Texas.
Responsibilities:
Participate in site selection research and reviews for franchisees including providing site scores and alternative site recommendations. This involves compiling demographic, traffic pattern, growth trends, competitor, retail co-tenancy, market rental rate and other relevant data from broker networks, real estate listing and mapping platforms such as CoStar and Buxton, in-person site tours, and industry publications.
Develop a deep real estate knowledge of markets under coverage area. Stay on top of current trends and issues in real estate, construction, retail, and fitness that inform site selection recommendations with franchisees.
Identify and fill broker coverage gaps in our markets for franchisees and foster relationships with landlords and brokers to obtain more sites for our franchisees. Assist in portfolio reviews with regional and national developers for brand building efforts and sourcing more sites.
Track franchise agreements, franchisee club development obligations and schedules, all sites reviewed, letters of intent, and lease agreements in Salesforce and estimate timelines and anticipate issues impacting new clubs in their development timeline. Assist with specific landlord issues as needed, including promoting brand image and growth.
Provide weekly reports in development and territory sales team meetings. Hold quarterly portfolio and development schedule reviews with franchisees.
Assist franchisees with booth arrangement, in-person attendance, and convention attendance planning for regional and national real estate conventions.
Advise new franchisees and their brokers on best practices with letters of intent negotiations and gym site selection requirements and considerations.
Skills & Requirements:
Bachelor’s degree required, preferably in real estate, leasing, development, or related field
3+ years of broad experience in commercial real estate, with an emphasis on multi-unit, high growth development projects.
Full-time position with the ability to work remotely part-time, but based out of California with travel up to 33% of the time for site selection work with franchisees
Excellent written and verbal communication skills with the ability to influence others and build meaningful relationships with brokers, landlords, and franchisees
Self-driven, detail-oriented, problem-solver, process-oriented, and accustomed to juggling multiple tasks and conflicting deadlines
Intermediate PC based computer skills and in Microsoft Office (Word, Excel, Powerpoint, Outlook)
