Job Description
POSITION PURPOSE
In general, the Project Manager functions as the face of Cubit to our clients. The Project Manager is the designated manager of Cubit’s commercial and residential building construction projects, often working the entire project from the initial estimating and budgeting to supervising Cubit employees and subcontractors who are performing the work. At level II, the Project Manager also manages and supports Project Manager I positions.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
· Interview and communicate with Owners to establish relationship with Cubit;
· Inspect structure for remodel and/or review proposed designs for constructability and value-engineering;
· Research and develop detailed means and methods estimates;
· Advise client regarding the advantages and disadvantages of different methods and materials, if necessary;
· Prepare cost estimates and proposals; negotiate and assist in closing the contract;
· Negotiate contracts, subcontracts and purchase orders to assure that all project goals are being addressed;
· Acquire building permits and monitor compliance with permitting;
· Develop and implement strategies to self perform and to competitively outsource and/or purchase subcontractor services and materials;
· Develop efficient sequencing of work and achieve the project objectives of price, schedule and quality;
· Determine and implement the appropriate level of project control (i.e.: submittal logs, change order logs, etc.);
· Establish, monitor, communicate and maintain project schedules and coordinate project meetings; conduct and document project progress meetings;
· Oversee the work of the subcontractors and supervise Cubit employees, if any, and monitor compliance with e workplace safety and OSHA regulations;
· Personally inspect project to monitor progress and quality of workmanship, compliance with contracts and project standards, clarify scope of work, and proactively identify issues that could lead to problems and facilitate their solutions, if necessary;
· Meet with Owners, Managers and Design Professionals on a regular basis to discuss status of projects, determine client satisfaction and take immediate action to respond to problems and concerns;
· Monitor and control the budget and control expenses; manage change orders, submittals and other necessary project documents; maintain project records and documents;
· Document substantial completion; manage the project closeout process to assure timely completion;
· Participate in staff meetings and industry networking functions; and
· Provide expert advice to management.

MINIMUM QUALIFICATIONS
· B.S. degree in engineering or construction management or 10 years of direct experience
· Minimum 5 years’ experience in the construction industry with a commercial and/or residential general contractor engaged in general building construction or maintenance
· Experience estimating and managing self performed work activities and subcontracted work
· Experience managing people and teams
· Proficient with computer software used in the construction industry
CONSTRUCTION SKILLS
· Understands means and methods of construction associated with the construction and renovation of commercial and residential buildings
· Has a working knowledge of civil, architectural, mechanical and electrical work
· Has a working knowledge of the cost of goods and services; has a demonstrated ability to solicit, evaluate and manage the price, schedule and quality objectives of individual projects
· Understands the sequencing of work and the strategy of creating effective project schedules
· Understands project cost control and change order management
· Understands contemporary software applications associated with managing and controlling workflow

· Must be proficient in Excel, Word and Outlook and have ability to operate and learn various computer software programs

· Excellent verbal and written communications skills, understanding the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar
· Knowledge of principles and processes for providing customer and personal services (includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction)
· Knowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources
· Being able to give full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times

ESSENTIAL PHYSICAL & MENTAL FUNCTIONS
· Ability to read, analyze, and comprehend plans, correspondence, receipts, and other project documents
· Ability to converse with owners, designers, subcontractors, employees and vendors to negotiate and problem-solve
· Ability to physically inspect the worksite and project in progress, including, ability to walk, step up, climb, crawl, stoop, bend, kneel, lay down, reach overhead, lift, and carry
· Ability to review and analyze for accuracy subcontractor and vendor invoices and calculate employee time and other expenses to determine whether the project is on budget
· Ability to analyze, calculate and prepare budget reports, responses to Owner inquiries, responses to complaints, negotiate disputes, payments to vendors, subcontractors, and others
