    De Young Realty is seeking a part time Online Home Specialist to join our online sales and marketing team. The position assists and guides De Young new on-line customers as their first point of contact. As a licensed Real Estate Agent, the Online Home Specialist manages our new customers answering questions, managing leads, and setting appointments with Sales Specialists. The position provides training and support in Sales Simplicity, Marketing and performs required administrative duties.  

    Key Performance Indicators (KPI)

    NEW LEAD MANAGEMENT:                

    • Respond to leads, whether online registration or call-ins, promptly (responding within 5 minutes increases appointments set exponentially)
    • Respond to website chats in real-time during business hours

    APPOINTMENT SETTING:          

    • Set appointment with potential home buyer

    • Update onsite agent's schedule in real-time

    • Send confirmation email to client and onsite agent

    • Create appointment in Sales Simplicity

    • AGED LEAD MANAGEMENT:    

    • Daily maintenance on aged leads; constantly following up and ensuring no lead (potential buyer) falls through the cracks. Long-term nurturing process with unresponsive leads and those that are over a year away from buying.

    • ONSITE SALES SUPPORT:          

    • Follow-up with onsite agents and take over any leads that they feel have gone off radar. OSC will put them back in an “unresponsive lead” follow-up protocol and only re-assign them to an onsite agent if an appointment is set.

    • SALES SIMPLICITY:       

    • Act as Sales Simplicity liaison - any support issues; will be the go-to person and point of contact between onsite agents and Sales Simplicity support.

    • ADMINISTRATIVE DUTIES:         

    • Database management: ensuring registrants accounts are up-to-date and accurate

    • Reporting: Monthly reporting on all leads and status of leads

    • Update corporate contact lists and tabbed informational notebook with most updated information

    • ONLINE MARKETING UPDATES:

    • Performing general website updates; including inventory, community and staff updates

    • Meeting with Ashley to make sure that advertising pieces are converting and tracking of our customer acquisition cost.

    • Monitoring Call Rail activity for missed calls, answered calls, and the performance level of each phone number as it correlates to advertising pieces.

    •             EMAIL MARKETING/STRATEGY:

    • Follow set email marketing schedule workflow

    • Sending personalized emails to A/B leads who have not yet set appointments

    • Sending personalized BombBomb videos to A/B leads who are taking immediate action

    • Generating / renewing aged leads through Sales Simplicity and presence, by working closely with Ashley on creating approved templates and additional materils.

    • Realtor nurturing through email campaigns and outbound calls. Making sure the Realtor anetwork is always thinking about us.

    • EDUCATION/EXPERIENCE:
      • Associate's degree (A. A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.anguage Ability:lity to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

      • COMPUTER SKILLS: To perform this job successfully, an individual should have knowledge of Word Processing software; Spreadsheet software; Accounting software and Database software.
      • CERTIFICATES AND LICENSES:Current California Real Estate Sales License; Valid California Driver's License
