Committed to creating vibrant and sustainable communities, we are seeking a highly skilled and motivated Director of Construction / Project Manager to lead our construction projects and contribute to the continued success of our investment ventures. Position Overview: As the Director of Construction / Project Manager, you will play a pivotal role in overseeing the entire construction process, from project initiation to completion. This role requires a strategic and hands-on leader with a strong background in construction management, project planning, and execution. You will be responsible for ensuring that our renovation projects are completed on time, within budget, and meet the high-quality standards set by Deraaff Capital. Responsibilities: Project Planning and Coordination: • Develop and implement comprehensive project plans, including timelines, budgets, and resource allocation. • Coordinate with architects, engineers, contractors, and other stakeholders to ensure seamless project execution. • Conduct feasibility studies and risk assessments for potential projects. Budget Management: • Develop and manage project budgets, ensuring cost-effective solutions without compromising quality. • Monitor and control project expenses, providing regular financial updates to senior management. Construction Oversight: • Supervise and manage construction teams, subcontractors, and vendors. • Ensure compliance with building codes, safety regulations, and quality standards. • Implement best practices to optimize construction processes and efficiency. Timeline Adherence: • Develop and maintain construction schedules, proactively identifying and addressing potential delays. • Monitor progress and adjust plans as needed to meet project deadlines. Quality Assurance: • Implement and enforce quality control measures to ensure the delivery of high-quality renovated properties. • Conduct regular inspections to identify and address construction issues promptly. Stakeholder Communication: • Regularly communicate project updates to internal and external stakeholders. • Collaborate with the acquisition team to ensure alignment between project goals and investment strategies. Qualifications: • Project Management Experience. • Construction Experience. • OSHA 30 Training Program. • US Work Authorization. • Strong leadership and team management skills. • Passion for Real Estate and Growth. • Ability to solve problems. • Communicate at a high level. • Optimistic personality. • Positive. Compensation: $100,000
