We are looking for an experienced Property Manager to join our team and help us continue our mission of excellence. Job Summary: As a Property Manager at AJ3 Management Services LLC, you will play a crucial role in the management and oversight of our property portfolio. You will work collaboratively with other property managers to ensure smooth operations, tenant satisfaction, and the effective management of all property-related activities. Your responsibilities will include tenant relations, maintenance coordination, property inspections, leasing and evictions, collections, arrears management, and assisting with new acquisitions. Responsibilities: • Research local rental rates and calculate costs so pricing is in line with current market conditions • Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants • Create budgets, collect rent, pay bills and perform other duties to make certain financial objects are being met • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly Key Responsibilities: • Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and ensuring a positive living or working environment. • Maintenance Coordination: Oversee property maintenance, including scheduling repairs, managing service contracts, and ensuring prompt resolution of maintenance requests. • Property Inspections: Conduct regular property inspections to ensure compliance with safety standards and identify necessary repairs or improvements. • Leasing and Evictions: Manage the leasing process from advertising vacancies to conducting showings, screening applicants, and handling lease agreements. Oversee the eviction process as needed, ensuring compliance with legal requirements. • Collections and Arrears Management: Monitor rent payments, follow up on late payments, and implement strategies to minimize arrears. • New Acquisitions: Assist in integrating new properties into the existing portfolio, ensuring a seamless transition and consistent management practices. Qualifications: • Some weekend and evening hours required • Ability to use computer programs such as Microsoft Office • Great with people– warm, friendly and helpful in person and on the phone • Demonstrable skills in negotiation and selling • High School Diploma or equivalent Compensation: $90,000
