Responsibilities: The Design-Build Sales Manager has a keen design eye and owns the client relationship from lead through project completion. The Design-Build Sales Manager is responsible for securing the design and build contracts as well as managing the design processes for his/her projects, while maintaining client relationships after project hand-off to the Project Manager. **Step 1: Present design contract & prospect education materials: ** • Presenting contract • Prospect education. • Confirm culture, budget, and scope fit. Step 2: Design schedule & expectations • Set client expectations on what to expect during design. • Explain design hours allotment, milestone deliverables, and design billing policy. • Work with the Lead Designer for team resources and specific project expectations. • Relay the plan to the client and designers who will work on the project. • Set any expectations on the following, if applicable, and get the process started. • Historical Approval Process. • HOA approval process. • Flood zone permit approval • Zoning and planning applications. Step 3: Design phase • Enforce design schedules with the customer to keep the project on track • Collect design change orders and collect design materials/subcontractor incurred costs. • Track progress for accuracy of execution and to inform the client 2 x per week. • Leverage Lead Designer to ensure compliance of designers with preset design deliverables deadlines. • Create a punch list for all 3 phases of the design: • EC: Existing Conditions and conceptuals. • DD: Design Documents: elevations, locations for MEP, and material type. • CD: Construction drawings: selections and specification (means and methods). • Design Director approves all drawings. • Submit first to the estimator for completion of the estimate with the list of requests. Step 4: Preconstruction • Complete construction drawings ready for permit submittal. • Submit the permit to the appropriate permit jurisdiction. Submit any of the following: • Historical Approval Process. • HOA approval process. • Flood zone permit approval • Zoning and planning applications. Step 5: Build: • Create a construction schedule with the Construction Director. • Do a full handoff on scope, budget, and drawings to the PM. Retain communication with the client for: • Weekly meetings. • Any issues that arise. • Change orders. • Scope clarifications. Hold PM accountable to: • Jobsite minimum standards of cleanliness, organization, and quality of work. • Subcontractor quality of work. • Schedule execution. • PM presentability: clothing, vehicle, and general professional appearance. Outside Duties: • Weekly realtor meetings to expand brand awareness and referrals • Hold “Realtor Lunch & Learns” • Maintain and update the sales pipeline on a weekly basis • Update design schedules on a weekly basis as needed • Call to schedule appointments and walkthroughs with leads Qualifications: • A minimum of 5 years in the home construction or design-related field Skill, Knowledge, and Abilities • Able to decipher blueprints and analyze renderings for accuracy • Ability to work independently and prioritize responsibilities • Requires an understanding of architectural and construction administration services, including budgeting, scheduling, planning, specifications, and working drawings. • Must be familiar with building codes, materials, and remodeling estimating techniques. Must have the ability to read, interpret, and review construction plans and job costs. • Must have working knowledge or willingness to learn our CRM or scheduling software. • Computer skills, including but not limited to: Word, Excel, Google Mail, and Sheets • Detail-Oriented – ability to be very precise, measure distances and the size of items, and have an eye for detail • Critical Thinking Skills – the ability to problem solve when issues arise in a project and foresee them before they occur • Communication – ability to communicate effectively with internal and external teams Compensation: $100,000 - $160,000
